General Rules
- Smoking is NOT allowed in the property.
- Pets are not permitted in the property.
- Do not use candles, table BBQs, fire pits etc .
- Always Turn off the air conditioning lock the front door and close the windows when leaving the property.
- The accommodation is self catering and no daily maid service is provided.
- Enjoy your Vacation.
Keys
For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.
When leaving your apartment on day of DEPARTURE please leave the set of keys on the table and close the door firmly behind you.
Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.
Alarm System
- There is no active alarm system in the villa.
Community Rules
Our complex is a private residential area, and although we welcome our vacation guests, we are not a vacation complex. The following rules are binding on all owners and occupants, regardless of their status, and they are required to abide by the following regulations:
The common areas must be used in accordance with the provisions of the Horizontal Property Law.
1. Both owners and their tenants must do everything possible not to disturb the tranquillity of the residential area and must try to avoid generating annoying noises, etc. The noise from radios, televisions, and other equipment must be regulated so that it cannot be heard outside the property where it is used.
2. Please respect your neighbours and keep noise levels to a minimum after 10:00 p.m.
3. Personal problems between neighbours must be resolved by the neighbours themselves. The President or another member of the committee will only act as a mediator if the parties cannot reach a satisfactory agreement.
4. Community fees will be paid as agreed at the General Owners’ Meeting. Please see the minutes for this purpose.
5. In the event that owners fail to pay their community fees, the committee has the right to restrict the use of common facilities. Any debt accumulated for more than one year’s worth of fees will prevent the owner from renting the property for private gain, and legal action will be taken to recover the debt. Any legal costs incurred will be added to the total.
6. Owners are obliged to maintain their property, living quarters, and immediate area in good condition so as not to harm the development and the rights of other owners. Owners (as well as other users of their property) are responsible for any damage they cause.
7. Dogs are allowed in the community but must be kept under control as much as possible. Any mess must be cleaned up immediately and disposed of properly.
8. Ball games, etc., that may cause disturbance, accidents, or damage to the community gardens or pool area are not permitted.
9. Drying clothes in front of the properties, in the gardens, or hanging on railings or balustrades is not permitted. Acceptable clotheslines designed for this purpose may be used.
10. Owners and their guests must use the pool at their own risk. A sign erected next to the pool warns users of the rules. These must be followed. See the separate sheet on pool rules for more information.
11. Owners renting their properties short-term must ensure that their tenants have access to the community rules.
12. Owners renting their properties short-term must ensure that tenants have entry keys for the duration of the lease.
13. Access gates to the community must be kept LOCKED AND LOCKED at all times for security reasons.
14. Climbing over the perimeter fence to prevent the use of the gates is not permitted at any time or for any reason.
15. Any owner wishing to make extensions or modifications to the exterior of their property must follow these three steps before commencing work:
a) First, obtain written permission from the immediate and affected neighbors.
b) Second, submit a written application to the administrators (with corresponding plans and specifications) to be presented to all owners at the next available meeting.
c) If consent is granted, owners must comply with the relevant regulations and obtain licenses from the City Council (paying the appropriate license fees if necessary).
It is the owners’ responsibility to ensure that their guests/tenants are aware of these rules (community and pool) and that a copy of them is posted or available at the property.
The community’s rules and regulations, and the legal framework behind them, may occasionally seem tedious and intrusive; however, they exist to promote the smooth running of the community, to ensure that all owners can fully enjoy their properties, and to protect each owner’s financial stake in the community.
Swimming
1.The pool will be open from 9:00 AM to 10:00 PM during the summer (May 1st to October 31st) and from 9:00 AM to dusk during the winter (November 1st to April 30th).
2. Children under 12 years of age should NOT be left alone in the pool area.
3. The owners and/or their guests will be responsible for any damage they may cause to the property, others, or themselves.
4. To maintain a proper standard of hygiene, everyone must shower and remove excess sunscreen before entering the pool.
5. Appropriate swimwear must be worn at all times. This also applies to young children and infants.
6. Please use the pool and pool area responsibly, respecting others and their peace of mind, and keeping noise levels at an appropriate level.
7. Diving and diving into the pool are NOT permitted.
8. For health and safety reasons, fragile materials such as glass, crockery, etc. are NOT permitted in the pool or pool area. Throwing objects into the pool is not permitted. Eating is not permitted in the pool.
9. Radios, DVD players, or cassette players are not permitted in the pool; personal earphones are permitted.
10. Balls, mats, and inflatable toys of reasonable size are permitted if the pool is quiet. For health and safety reasons, DO NOT use them if the pool is occupied or crowded. When not in use, they must be removed from the pool and pool area.
11. To avoid disturbance and/or injury to other pool users, ball and Frisbee games are not permitted within the pool area.
12. Smoking is prohibited in the pool or pool area by law.
13. The use of sun loungers/chairs is permitted but must be removed when not in use.
14. All trash must be removed from the ground and disposed of properly.
15. Only owners and their guests may use the pool. Renters may not invite non-residents to use the pool.
16. Owners and occupants of homes with outstanding community fees may not use the community facilities (pools and gardens).
Rubbish
- Take all rubbish to the large rubbish containers in the streets around the property.
- Ensure the rubbish is put into the rubbish containers and not in the actual street.
Airconditioning
- Please note that there are independent units in the apartment.
- How to operate using a hand held remote:
- Tap on the Start/Stop button.
- The screen shows the different modes options. Click for which you require.
- Heat
- Cool
- Use the arrows to select the best temperature.
- The minimum temperature for Cold recommended is 20º.
- The maximum temperature for Hot recommended is 26º.
- Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
- Allow 15 minute for the machine to activate.
- Please switch off the air conditioning when leaving the property.
Electricity
- The electric voltage for the apartments is 230.
- Inside the front door entrance is a plastic door which contains the fuse box.
- If a fuse is blown, try resetting the master fuse.
- If this does not work: –
- Put all fuses slowly into the down/off position.
- Leave for 5 minutes.
- Turn on the master switch.
- Turn them all on slowly one by one at a time.
- If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.
Insects
Ants
- To avoid ants please where possible keep foods in containers or bags.
- Empty rubbish bins nightly to prevent any unwanted ants in your property
Mosquitos
- It is advisable to use a repellent especially at night.
- If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.
TV
The television has Spanish TV and International TV .
Fire Safety
- In the kitchen there is a fire blanket and fire extinguisher.
- There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.
Washing Machine
- Select Rapido wash on the large dial.
- Press right hand button Inicio in to start the washing machine.
- When the wash is finished, remove washing, and close the washing machine door.
Oven
- To operate the oven :-
- Select the left hand button for the relevant heating section off the oven
- Select the right hand button for the temperature.
- Extractor fan is switched on by the switch next to the hob on the right hand side.
Terrace and Roof terrace
Metal table and 4 chairs
- Ensure the chairs are left around the table on departure.
- The chairs must not be removed from the villa.
On the roof is a BBQ which you are welcome to use, but must be left clean. If the BBQ requires cleaning after your departure a fee will be charged.
There are sunbeds on the roof, which must not be removed.
