General Rules

  1. Smoking is NOT allowed in the property.
  2. Pets are not permitted in the property.
  3. Do not use candles, table BBQs, fire pits etc .
  4. Always Turn off the air conditioning  lock the front door and close the windows when leaving the property.
  5. The  accommodation is  self catering and no daily maid service is provided.
  6. Enjoy your Vacation.

Keys

For your own comfort and peace of mind please ensure that when leaving your apartment/villa that all windows are closed, shutters are left down, and all doors are closed.

When leaving your apartment on day of DEPARTURE please leave the set of keys on the table and close the door firmly behind you.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

Alarm System

  • There is NO active alarm system in the property.
  • However, if you do activate it, to unset it press 11111 or 00000

Swimming Pool and Community Rules

1)Animals must be kept on a lead in communal areas, limiting their movements to the private areas (by law).
2)Do not leave litter in gardens and communal areas.
3)Ball games or other activities which may cause a nuisance to others or damage are not permitted.
4)Do not make noise or play music loudly during the hours of rest, especially from midnight to 8 a.m.
5)Respect plants and flowers in community areas.
6)Permission must be granted before making any prospective changes to the facades or external elevations of properties on the complex.
7)Do not hang clothing, sheets, towels, etc., out to dry balconies on or gates, or erect clothes lines in communal area or to the front of properties. Owners who rent out their properties must provide the necessary clothes airers to their tenants, to avoid hanging clothes on the gates or grills of the terrace.
8)Bicycles, motor-cycles and other articles are not permitted to be stored in communal areas and communal staircases.
9)Owners are obliged to make visitors aware and to give a copy of these rules to people renting their dwelling.
10)Speed limit on internal roads 10 km per hour.
11)The owners are obliged to maintain their properties and garden areas in good condition, to avoid prejudices to the urbanization or the owners’ rights, and to respect the aesthetic standards established in the community regulations. Owners are responsible for any damage they (as well as those who use their property) may cause to third parties.
12)If building work is carried out on properties, owners must ensure that the builder leaves communal areas clean and tidy.
13)Administrators to be informed of any change of postal address or ownership.
14)It is not allowed to install air condition units in the patios (at the rear of properties).
15)In order not to alter the aesthetic of the façade, awnings must respect the community colours: navy blue and desert yellow. Likewise, the ironwork of the properties (gates, railing, bars, etc.) must be painted in cobalt blue.
16)It will be not allowed to place personal signs, posters, or leaflets such as ‘no parking’ signs on the walls, doors, or cabinets of the Community without the consent of the members elected at the meeting.
17)It is not allowed to place additional flower pots or other personal items in the common areas unless authorized by the Community, which will decide on their location.

RULES FOR USE OF THE POOL
1) Opening hours: from 08:00 to 21:00 hours.
2) All persons must shower before entering the pool.
3) Children less than 12 years of age, or unable to swim, must be accompanied by an adult.
4) Glasses, bottles and crockery are not permitted in the pool and garden area.
5) Inflatables are not permitted in the pool and garden area, except swimming aids.
6) Bicycles are not permitted.
7) Domestic animals are not permitted (dogs, cats, etc.).
8) Leave no litter in the pool area. Do not expect others to clean after you.
9) No smoking in the pool or garden area.
10) Persons using the pool or garden area must not do anything which causes danger, disturbance, annoyance or inconvenience to others.
11) Long hair must be tied up.
12) No dive bombing.
13) Babies must wear swim nappies.
14) If T-shirts are worn in the pool they must be of man made fibres.
15) Do not leave private belongings (e.g., sunbeds) in the pool area if the pool user intends to be out for a long period.
16) Community may dispose of any personal items left in the Pool Areas at closing each day.
17) No alcohol, shower gel or soap in the pool or garden area.

Rubbish

  • Take all rubbish to the large rubbish containers in the streets around the property.
  • Ensure the rubbish is put into the rubbish containers and not in the actual street.

 

Airconditioning

  • Please note that there is 1 independent units in the apartment.
  • How to operate using a hand held remote:
    • Tap on the Start/Stop button.
    • The screen shows the different modes options. Click for which you require.
      • Heat
      • Cool
    • Use the arrows to select the best temperature.
    • The minimum temperature for Cold recommended is 20º.
    • The maximum temperature for Hot recommended is 26º.
    • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
    • Allow 15 minute for the machine to activate.
    • Please switch off the air conditioning when leaving the property.

Electricity

  • The electric voltage for the apartments is 230.
  • Inside the front door entrance is a plastic door which contains the fuse box.
  • If a fuse is blown, try resetting the master fuse.
  • If this does not work: –
    • Put all fuses slowly into the down/off position.
    • Leave for 5 minutes.
    • Turn on the master switch.
    • Turn them all on slowly one by one at a time.
    • If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.

Insects

Ants

  • To avoid ants please where possible keep foods in containers or bags.
  • Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

  • It is advisable to use a repellent especially at night.
  • If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

TV

The Television  is a SmartTV with Netflix and Spanish TV channels.

Fire Safety

  • In the kitchen there is a fire blanket and fire extinguisher.
  • There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine

  • Select Sinteticos frio wash on the large dial.
  • Press rapido
  • Press the Inicio button  to start the washing machine.
  • When the wash is finished, remove washing, and close the washing machine door.

Oven

  • To operate the oven :-
    • Select the right  hand button for the relevant heating section off the oven
    • Select the left hand button for the temperature.
  • To operate the hobs:-
    • The buttons respond to the position on the hob
  • Extractor fan is switched on by the switch by the unit.

Terrace

Parasol

  • Always close the parasol when not in use and/or when leaving the property.
  • Never use the parasol when its windy.

Plastic table and 4 chairs

  • Ensure the chairs are left around the table on departure.
  • The chairs must not be removed from the apartment.
