ANNUAL PROPERTY MANAGEMENT CONTRACT
At Compass we pride ourselves in offering a wide ranging services portfolio that covers all aspects of Property Management for your home in Spain.
Depending on your individual circumstances there may be a need for a simple service that includes Key Holding, Mail Collection and Fortnightly Property Inspections. Or it may be that you need a more comprehensive service that provides the basic and additional services such as, holiday letting changeovers, regular cleans, window cleaning, swimming pool maintenance and gardening. In either case we will have a Management Contract that will meet your requirement.

Having a company you can trust holding the keys for your Spanish property is vital for providing peace of mind. Compass provide a secure key holding service, allowing us to gain immediate access on request to deal with any requirement needing entry into your property. Your keys will be held in a secure environment and on authorised, written instruction we will make them available to owners, visiting guests or tradesmen (overseen by our staff). If a guest should loose the keys they are liable for the cost of replacement.
Fortnightly Property Inspections
Regular key checks and visible monitoring are an essential part of property security. A check of all locks, doors and windows is made and any areas needing attention are reported back. We check that all utilities, water and electricity are working. We check appliances such as air conditioning, TV, DVD player, satellite TV, fans, burglar alarm etc. are working. We check for pest infestation and ensure all light bulbs are working.
Any faults / issues found will be reported to the owner by e-mail, anything requiring work will be quoted for, and once written acceptance has been received from the owner, works will be arranged.
An information pack is provided for the property which contains local emergency numbers, information about the area, beach information, day trip advice and street market times, excursions, urbanisation and swimming pool rules (to be provided by the owner) and our contact numbers for the use of your guests.

For your peace of mind, in the case of an emergency we have a phone that is manned 24 hours a day by a member of staff
You may have a requirement that is more than the standard annual contract offers. Perhaps you need cleaning, gardening, window cleaning or other services on a regualr basis. If that is the case then we can create a bespoke contract that provides the basic annual management contract plus the additional services that you require.
Alternatively you may require services on an ‘as and when’ basis. Perhaps you need a property clean, or gardening just once in a while. Either way Compass can provide as little or as much as you require. Our flexible attitude to Property Services ensures that there will be a contract to fit your needs.
