General Rules

1. Smoking is NOT allowed in the property.
2. Pets are not permitted in the property.
3. Do not use candles, table BBQs, fire pits etc .
4. Always Turn off the air conditioning  lock the front door and close the windows when leaving the property.
5. Enjoy your Vacation.

Keys

For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.

When leaving your apartment on day of DEPARTURE please leave the set of keys on the table and close the door firmly behind you.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

Alarm System

• To deactivate the alarm. Type in code 1812
• To activate the alarm. Type in code 1812 and press the “full” button
• However if you set it off the code is on the keys.

COMMUNITY RULES
Please note that, in order to respect the rights of all on the community, owners, tenants and
guests are obliged to observe the following rules.
1. It is absolutely necessary to ask for permission to the community in order to make any
external modification prior to execution. Important works (that ones that cause noise or
trouble in general) are allowed only between October and April (winter time).
2. Residents have the right not to be subjected to noise pollution. Radios, televisions etc.
within the dwellings must have the volume set to a reasonable level so as not to disturb
the neighbours. Residents are asked to observe the siesta time and not to make undue
noise between 2.00p.m.and 4.00 p.m. There must be no noise between the hours of
midnight and 8.00 a.m.
3. Everyone is responsible for the cleaning at the complex. It is expressly forbidden to
dump construction waste in the streets of the complex.
4. Do not feed abandoned animals unless intending to keep the animals concerned.
People with dogs are not allowed to let the animals roam unsupervised and must have
the animal under control at all times. It is the owner’s responsibility to ensure that they
pick up their dog’s excrement. Do not leave it lying in the streets for someone else to
pick up.
5. Household waste must be collected in plastic bags and the bags placed in the wheelie
bins provided by the local authority. It must not be dumped in contractors skips or left at
the roadside.
6. It is the responsibility of the occupant to ensure that building rubbish is removed by the
builder or contractor employed by them.
7. The extension of the patio is allowed by 1 meter, always when the exterior configuration
of the complex is respected, duly informing neighboring neighbors and the President or
Administrator, before starting the works.
8. All owners must ensure that their properties including gardens are maintained in good
condition and that the exterior appearance is of an acceptable standard and in keeping
with the rest of the complex. i.e. no one is allowed to change the exterior colour of their
property or carry out building extensions without the approval of the community.
9. The owner is responsible for any damage caused by tenants to property, plants and
structures on the community.
10. Please drive slowly and carefully when in the urbanisation, observing all road signs.
Remember that there are children and elderly people around.
11. The pool rules are on display and must be observed. Under no circumstances are glass
bottles, glasses or any other breakable containers allowed in the pool complex.
Smokers must ensure that discarded cigarette ends are removed from the pool area.
12. Radios, tape recorders, CD players etc. are not allowed in the pool complex unless
used with personal headphones. People are reminded that this is a residential area.
13. Long-term parking is not allowed in the swimming complex car park.
14. DO NOT leave personal OBJECTS on the lawn when leaving the area, including
chairs, inflatables and others.
15. DO NOT take GLASS items to the pool area due to the risk of breakage and accidents
for all bathers.
16. There is an obligation to all the owners to keep their private gardens in good condition
as well as the facade of the house. Therefore, if an owner does not fulfill this obligation,
they will be contacted first, trying to solve it in a personal conversation, but if the desired
result is not obtained, the community will send a notification giving a term of 4 weeks for
its fulfillment. If the owner fails to do this, then the community will employ someone to
carry out the work and then charge the owner.
17. Do not carry out building works except for emergency repairs during the summer
months.
18. The regulations can only be changed at a community meeting by a majority of the
owners.
Owners who rent out their properties or lend them to friends and relatives must display these
rules and the pool rules prominently within their property for the benefit of their guests and
tenants.
Please note that the managing committee have the right to call the local police to anyone who
deliberately breach these rules.
POOL RULES
Opening hours from 07,00 to 23,00 hours
· Please take a shower before using the pool, especially when using sun-tan lotions or oils.
· Children under 10 years old must be accompanied by an adult at all times.
· Glasses and bottles made of glass are not permitted.
· Do not use the pool with T-Shirts or other similar clothes, only with swimming costumes.
· Inflatables are allowed if they do not disturb other swimmers. Body-Boards are completely
forbidden. Also they must be taken from the pool every evening and in addition, all
personal objects (chairs, clothes, air beds, etc.) must be taken out from the
communal areas every day after usage. The objects which are not taken will be
destroyed since some of these interfere with the work of the gardeners in the communal
area
· Jumping or diving into the pool is not allowed.
· Ball games, bicycles, etc. are not permitted in the pool and grass area.
· Pets are not permitted at the pool or pool area.
· Please do not leave litter in the pool area.
· Consumption of alcohol is not permitted in the pool area.
· Smoking is forbidden in the pool area (by Law).
· Owners and occupants from properties that are in debt with the
community are not allowed to use the community elements (Pools and
Gardens until such time that they pay up all fees.

Airconditioning

• Please note that there is 1 independent unit in the apartment.
• How to operate using a hand held remote:
  • Tap on the Start/Stop button.
  • The screen shows the different modes options. Click for which you require.
    • Heat
    • Cool
  • Use the arrows to select the best temperature.
  • The minimum temperature for Cold recommended is 22º.
  • The maximum temperature for Hot recommended is 26º.
  • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
  • Allow 15 minute for the machine to activate.
  • Please switch off the air conditioning when leaving the property.

Electricity

• Inside the front door entrance is a plastic door which contains the fuse box.
• If a fuse is blown, try resetting the master fuse.
• If this does not work: –
  • Put all fuses slowly into the down/off position.
  • Leave for 5 minutes.
  • Turn on the master switch.
  • Turn them all on slowly one by one at a time.
  • If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.

Insects

Ants

• To avoid ants please where possible keep foods in containers or bags.
• Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

• It is advisable to use a repellent especially at night.
• If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

TV

The television is a SmartTV with Netflix  and a Firestick.

Fire Safety

• In the kitchen there is a fire blanket and fire extinguisher.
• There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine

• Select Rapido wash on the large dial.
• Press right hand button Inicio in to start the washing machine.
• When the wash is finished, remove washing, and close the washing machine door.

Oven

• To operate the oven :-
  • Select the left  hand button for the relevant heating section off the oven
  • Select the right hand button for the temperature.
• Extractor fan is switched on by the switches on the unit.

Dishwasher

• Load crockery in machine.
• Put dishwasher tablet in machine.
• Set machine to ECO and press start.
• When machine completed cycle allow to cool before emptying.

 Terrace and Garden

Marble table and 2 benches

• Ensure nobody stands on the units.

BBQ

• Ensure you carefully fully open the cupboard with the BBQ.
• Clean the BBQ before departure.
• If gas running out, please contact Compass Property Management to arrange for a new  bottle.

Sun loungers

• Ensure that they are not removed the villa.
• Bring cushions in at night.

Swimming Pool

• Read and follow the pool rules on the wall near the pool.
• Especially and in addition to the rules:
  1. The pool is open all year from 08:00 to 22:00 in the summer and in the winter from 09:00 to dark.
  2. Use shower every time before entering the pool. Long hair must be tied back in a pony tail.
  3. No ball games, no dive bombing, nor jumping .
  4. Children under 14 years of age who can not swim and all children under 10 years old MUST be accompanied by an adult.
  5. Take care of your own rubbish.
  6. No food allowed to be taken to the pool area.
  7. No glasses or glass bottles.
  8. No animals.
  9. No inflatables. Children are allowed to play with small toys.
  10. Babies and toddlers MUST wear appropriate swimming nappies.
  11. Do NOT use shower gel in the outside shower.
  12. No loud music to be played at the pool, if you wish to listen to music please use ear phones.
  13. Smoking is prohibited in the pool area. Ashtrays are provided at the entrance to extinguish cigarettes.

Rubbish

• Take all rubbish to the large rubbish containers in the streets around the property.
• Ensure the rubbish is put into the rubbish containers and not in the actual street.

General Community Rules

• Please remember to close the pedestrian gates and main doors to the buildings quietly.
• Please respect your neighbours and keep the noise to a minimum especially when leaving or arriving early in the morning or late at night. Loud music must stop by 11pm.
• Please do not put towels, laundry items, carpets etc over balcony walls. Airers are provided.
• Guests are not permitted to bring other people to the pool if they are not registered at staying at the property.
