General Rules
- Smoking is NOT allowed in the property.
- Pets are not permitted in the property.
- Do not use candles, table BBQs, fire pits etc .
- Always Turn off the air conditioning set the alarm and close the front door and all windows when leaving the property.
- Enjoy your Vacation.
Keys
For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.
When leaving your apartment on day of DEPARTURE please leave the set of keys on the table and close the door firmly behind you.
Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.
Alarm System
- There is no alarm system in this property
Swimming Pool
The opening hours of the swimming pool will be from 10 am until 10 pm all year round.
– It is obligatory to take a shower before and after swimming.
– Topless is not allowed in the urbanisation.
– Full Burkini is not allowed.
– It is not allowed to take domestic animals to the swimming pool area, just as little as balls, air-mattresses and objects that might be harmful or disturbing for the rest of the swimming pool users.
– It is not allowed to enter with garments and street shoes.
– It is not allowed to take peaky or dirty objects into the water.
Admittance is prohibited for any person suffering from infectious dis-eases.
– Eating or drinking within the swimming pool area is not allowed.
– Music devices may only be used in a way that it does not disturb the rest of the users, by adjusting the volume to a minimum or by using headphones.
– There will daily be carried out quality controls of the water, examining:
– free chlorine.
– total chlorine.
– pH-value.
There will be added a sufficient amount of new water, so as to guarantee the quality of the water. The purification cycle must not be superior to one hour in the children´s basin and not superior to 4 hours in the adult´s basin.
The enclosure of the Swimming pool will be covered by authorized material and in the way that it is in accordance with the Community of Proprietors´ agreements: heather, reed, plastic etc.
It will be adjusted to cover the regulation 255/1994 of the gov-ernment in Valencia, the law 14/86 of the public health authorities, the law 26/84 of the Consumer cooperative and the legislative R.D. 781/86.
There will as well be published at the entrance to the swimming pool the basic hygienic-sanitary and security regulations, in accordance with the paragraph described above.
Art. 11.- The proprietors must see to it that the tranquility and silence on the access roads, in the swimming pool, the stairways, the business premises and garages is not affected by loud voices, singing and disturbing noises. They also have to ensure that there are not excessively heard outside the apartments: motorcycles, music and other electronic devices, industrial machines etc. These machines can only be used during the mornings. You have to bear in mind that the “silence of everyone ensures the recreation and the tranquility of all”.
Art. 12.- It is prohibited to shake out from the windows and on the terraces: Clothing, carpets or any other object, outside the hours which were established by the local or regional authorities, as well it is not allowed to hang up laundry in the windows, on the balconies and terraces opening to the outer front. It is recommended to use folding clothes-lines for this kind of work.
Art. 13.- In relation with domestic animals it must be avoided to cause any harm to other proprietors or to molest them and in reference to this, everyone is submitted to the laws in force.
Art. 14.- It is not permitted to irrigate the garden outside the hours determined by the local or regional authorities.
Art. 15.- For security reasons in respect to the Urbanization and to all its residents, it is obligatory for every proprietor to make sure
that the doors are closed correctly when entering or leaving his apart-ment, his business premise or garage.
Art. 16.- The apartment doors, entrance doors of business premises and garages must always be closed. Access is to be realized by means of the key or by the automatic door opener.
Rubbish
- Take all rubbish to the large rubbish containers which are in randomly placed in the roads around the complex.
- Ensure the rubbish is put into the rubbish containers and not left in the actual street.
Airconditioning
- Please note that there are 2 vents in each airconditioned room. One blows air whilst the other sucks air in.
- Never cover the vents.
- How to operate:
- Tap on the Start/Stop button which is in the centre of the control box.
- Use the mode control to select the different modes options. Click for which you require.
- Hot (Sunshine)
- Cold (Snowflake)
- Use the + and – to select the best temperature.
- The minimum temperature for Cold recommended is 20º.
- The maximum temperature for Hot recommended is 26º.
- Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
- Allow 15 minute for the machine to activate.
- Please switch off the air conditioning when leaving the property.
- The bathrooms have under floor heating, which can be switched on by the button on the side.
Electricity
- Inside the front door entrance is a plastic door which contains the fuse box.
- If a fuse is blown, try resetting the master fuse.
- If this does not work: –
- Put all fuses slowly into the down/off position.
- Leave for 5 minutes.
- Turn on the master switch.
- Turn them all on slowly one by one at a time.
- If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.
Insects
Ants
- To avoid ants please where possible keep foods in containers or bags.
- Empty rubbish bins nightly to prevent any unwanted ants in your property
Mosquitos
- It is advisable to use a repellent especially at night.
- If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.
TV
The TV is a smart tv with Netflix.
Fire Safety
- In the kitchen there is a fire blanket and fire extinguisher.
- There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.
Washing Machine
- Select Rapido wash on the large dial.
- Press the panel on the right to start the machine.
- When the wash is finished, remove washing, and close the washing machine door.
Oven
- To operate the oven:
- turn the left hand dial to relevant heating section off the oven.
- turn the right hand dial to the temperature required.
Dishwasher
- To operate the dishwasher:-
- put dishwasher tablet in machine
- select the eco button
- Press the start button to the left hand side.
Microwave/Grill
Operating Instructions
This microwave oven uses a modern electronic control to adjust the cooking parameters to suit your cooking needs.

1. Clock setting
When the microwave oven is switched on, the oven will display ‘0:00’ and an acoustic signal will sound.
1) Press ‘ Clock/Timer ’. The hour digits flash.
2) Turn to adjust the time digits. The entry time must be between 0-23.
3) Press ‘ Clock/Timer ’, the minute digits flash.
4) Turn to adjust the minute figures. The entry time must be between
0-59.
5) Press ‘ Clock/Timer’ to finalise the clock setting. ‘:’ will flash.
Note: 1) If the clock is not set, it will not work when it is turned on.
2) During the clock setting process, if you press ‘Stop/Clear’, the oven will return to the previous state automatically.

Parasol
- Always close the parasol when not in use and/or when leaving the property.
- Never use the parasol when its windy.

- Ensure the chairs are left around the table on departure.
- The chairs must not be removed from the apartment.
