General Rules

  1. Smoking is NOT allowed in the property.
  2. Pets are not permitted in the property.
  3. Do not use candles, table BBQs, fire pits etc .
  4. Always Turn off the air conditioning  lock the front door and close the windows when leaving the property.
  5. The  accommodation is  self catering and no daily maid service is provided.
  6. Enjoy your Vacation.

Keys

For your own comfort and peace of mind please ensure that when leaving your apartment/villa that all windows are closed, shutters are left down, and all doors are closed.

When leaving your apartment on day of DEPARTURE please leave the set of keys on the table and close the door firmly behind you.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

Alarm System

  • There is NO active alarm system in the property.

Community Rules

1. Visitors and Renters
a) All residents (i.e. occupants of R1B properties including owners and those renting or visiting
a property) MUST abide by the R1B Community’s Code of Conduct and Swimming pool area
rules – NO EXCEPTIONS
b) All residents will be held financially responsible for any inconvenience, unsociable behaviour
or damage they have caused to other owners or community property
c) All residents must take responsibility for their own children, and ensure that they are
supervised and taken care of at all times. This rule releases the Community of owners from
any responsibility for possible accidents or injury to children due to negligence
d) At all times, the right of ALL residents to enjoy what our community has to offer is to be
respected
2. Noise
a) It is the right of all residents, within reason, to expect peace and quiet within the
urbanisation. Excessive noise should therefore be kept to a minimum, particularly between
midnight and 8:00 AM. Because of the poor sound proofing, Apartment block residents in
particular must take care not to slam gates or doors and are asked to remove noisy footwear
when walking around in their Apartments
b) It is strictly forbidden to give parties after a reasonable hour, and after midnight general
noise levels must be kept to a minimum.
c) In consideration of other residents, radios, television sets and, generally speaking, any
sound reproduction device should be controlled so that the volume does not go beyond the
apartment or dwelling in which it is used. This is a mandatory requirement after midnight
d) Building work must be carried out in accordance with the Local Authority rules.
e) Building work is discouraged between 2.00pm – 4.00pm (Monday to Saturday) for the
Spanish siesta
f) Sunday – All building work is discouraged, unless emergency repairs to household services
are required
g) Pet noise – Owners are responsible for ensuring that their dogs do not bark continuously,
particularly at night
3. Damage and Behaviour
a) Please respect the grounds and gardens. Do not pick flowers or damage plants, trees, walls
or railings
b) No cycling, scooters or games which are likely to cause annoyance, accident or damage are
allowed within the confines of the urbanisation.
c) It is strictly forbidden to smoke within the lifts of the Apartment Blocks
d) For both safety and social reasons it is strictly forbidden to hold parties or barbecues on
the solarium roof areas of the Apartment Blocks
e) Legal action will be taken against anyone wilfully vandalising Community property
4. General Tidiness and Cleanliness
a) All residents must keep an eye on the urbanization’s cleanliness and appearance.
Consequently, it is forbidden to throw objects, paper, or any kind of litter on the public ways
or in the communal zones.
b) All household rubbish must be disposed of in the roadside rubbish bins in securely tied
plastic bags. No domestic waste or litter is to be left in any part of the urbanisation
c) Any small garden rubbish must be disposed of in the roadside garden bins in the
urbanisation All residents are expected to look after the general appearance of the
urbanisation
d) All long-term renters or visitors should contact the owner if the property or gardens are not
maintained in a good condition
e) No articles of clothing, towels, bedding etc. are to be hung over balcony rails, walls or gates.
Use of airers (not clothes lines) on individual properties is permitted.
5. Vehicles
a) Where applicable residents of private dwellings must park their cars in the area provided for
that purpose – parking spot, driveway etc. Cars may not be washed in the road
b) Parking is not allowed where it blocks either the garage exits or the streets to the garages in
any way
c) Clear access must always be available for the Emergency Services, and generally vehicles
are to be parked on one side of the street only.
d) Consideration for pedestrians and other drivers is to be exercised at all times
e) The Speed Limit around the Urbanisation access roads is 25 km per hour
f) The sounding of a car horn to attract attention is discouraged
g) Motor homes and caravans must not be parked within the urbanisation, without seeking
permission from the President, and if authorised must not be occupied while parked
6. Pets and Animals
a) Owners are to ensure their pets are controlled at all times, and that they are kept according
to legal regulations. They are not allowed within the swimming pool areas at any time and
must be kept on a lead within the urbanisation and on public ways. Dangerous animals must
wear a muzzle.
b) Ownership of pets: Dogs, cats, birds are allowed providing they do not disturb any other
residents. Ownership is restricted to Property owners ONLY.
c) Owners of pets, particularly dogs, are responsible for the immediate removal of any
excrements from their pets
d) Pet owners are responsible for any damage causes by their pets
e) Feeding of stray animals within the urbanisation is prohibited. Specifically Apartment Block
residents must not throw food from the balconies onto the communal grassed areas, to feed
animals, birds etc. As well as being unpleasant to find when looking for somewhere to sit
down, this obviously could attract rats and other stray animals, and has the potential
of bringing all sorts of unwanted diseases into the urbanisation

Rules for the Swimming Pools and the
Community grassed areas
1. General
a) All visitors to the swimming pool and garden areas MUST abide by the rules posted (in
simple diagrammatical form) within these areas
b) Under the strict new Spanish Smoking Laws introduced in 2011, the pool areas are
classified as children’s play areas. As such smoking is NOT allowed within the pool
areas and any offender risks a fine of between 30 and 600 €.
c) No pets are allowed at any time within the pool and surrounding garden areas. Dog
owners are reminded that they must always keep their dogs on a lead in all other areas
of the urbanisation, and are asked to keep their dogs off Community grassed areas
whenever possible, as these are areas where people could sit, or children play etc.
Owners are responsible for cleaning up any deposits left by their dogs in community
areas immediately
d) There are several communal umbrellas available in the Pool areas. Personal umbrellas
are only permitted if they have a free-standing base. Umbrellas which dig into the turf in
any way are prohibited
e) It is forbidden to run within the swimming pool areas and to jump into the water if it
disturbs other swimmers
f) No personal possessions, including chairs, sun beds, and towels are to be left anywhere
within the swimming pool grounds overnight
g) No radio or other music playing equipment is allowed except when used with
headphones
h) The use of airbeds and other large inflatables within the swimming pool is prohibited at
all times. Smaller swimming aids for people who cannot swim are permitted.
i) Rough play and the playing of ball games is not permitted. It is your responsibility not to
inconvenience other users of the pool
2. Pool Closures
a) The swimming pools will be available from 10:00 to 22:00 daily. It is strictly forbidden to
swim outside these opening hours
b) Do not enter the swimming pool or surrounding areas when a “Pool closure notice” is
displayed on the entrance gates. A notice will be displayed on the entrance gates if the
pool is temporarily closed for maintenance reasons (i.e. safety, excessive chlorine
treatment etc). The reason for closure and time of reopening will be displayed
3. Visitors to the pool areas
a) R1B Property owners ONLY may invite external visitors to the pool areas. Owners must
not allow non-resident guests to use the pool area in their absence
b) Under no circumstances are renters or visitors entitled to invite persons or families from
other areas to R1B pool areas

4. Children
a) Children under 12 must be supervised by an adult at all times when in the pool areas
5. General Health and Hygiene
a) All litter is to be taken away with you
b) It is prohibited to bring glassware, crockery, sharp cutlery and ring pull cans, into the
swimming pool areas. This is to prevent the danger of cut feet and the risk of having to
empty the pool for up to a week to remove fragments, at considerable expense. Plastic
water and food containers are permitted into the areas providing they are removed on
leaving
c) Nothing is to be thrown into the pools and it is strictly prohibited to interfere with any
aspect of the pool tiling
d) Barbeques are not allowed in the pool or other Community areas
6. Specific swimming aspects
These rules apply to everyone, both adults and children alike. The risk of infection by
bacteria and viruses is real. To minimise the risk the pool water is treated with chemicals and
by observing the rules we can all swim and stay healthy. You can help us to keep a high
standard of pool water quality and reduce the likelihood of infections by following a few
simple guidelines:-
a) Do not use the pool if you are ill. If you have a cold, throat infection or ear infection
please do not swim. Do not let children swim if they have any type of upset stomach
b) Ensure that you and any children for which you are responsible use the toilet BEFORE
swimming and get out of the pool if you or they need to go while in the pool. Remember
to take children on frequent bathroom breaks.
c) Wash and dry your hands thoroughly after using the toilet or changing nappies
d) have a shower BEFORE you swim to get rid of sweat, oil, dirt and bacteria ; Shampoos,
gel or soap are not to be used in the showers
e) Children who are not toilet trained must wear correctly fitted leak-proof swim nappies. All
other swimmers must wear appropriate swimwear. It is not allowed to swim wearing
clothes which were not intended for that use. Swimwear is now available to protect small
children and those with very sun-sensitive skin
f) Do not swallow the water and try to avoid getting any water in your mouth
g) Do not wear contact lenses while swimming
h) Do not wear excessive sun tan creams or oils in the pool

Rubbish

  • Take all rubbish to the large rubbish containers in the streets around the property.
  • Ensure the rubbish is put into the rubbish containers and not in the actual street.

General Community Rules

  • Please remember to close the pedestrian gates and main doors to the buildings quietly.
  • Please respect your neighbours and keep the noise to a minimum especially when leaving or arriving early in the morning or late at night. Loud music must stop by 11pm.
  • Please do not put towels, laundry items, carpets etc over balcony walls. Airers are provided.
  • Guests are not permitted to bring other people to the pool if they are not registered at staying at the property.

Airconditioning

  • Please note that there are 2 payable independent units in the apartment.
  • Insert euro coins into each meter to run the air-conditioning units.
  • How to operate using a hand held remote:
    • Tap on the Start/Stop button.
    • The screen shows the different modes options. Click for which you require.
      • Heat
      • Cool
    • Use the arrows to select the best temperature.
    • The minimum temperature for Cold receommneded is 20º.
    • The maximum temperature for Hot recommended is 26º.
    • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
    • Allow 15 minute for the machine to activate.
    • Please switch off the air conditioning when leaving the property.

Electricity

  • Inside the front door entrance is a plastic door which contains the fuse box.
  • If a fuse is blown, try resetting the master fuse.
  • If this does not work: –
    • Put all fuses slowly into the down/off position.
    • Leave for 5 minutes.
    • Turn on the master switch.
    • Turn them all on slowly one by one at a time.
    • If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.

Insects

Ants

  • To avoid ants please where possible keep foods in containers or bags.
  • Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

  • It is advisable to use a repellent especially at night.
  • If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

TV

The Television is a Smart TV with both English and Spanish  (Samsung ) channels .

Select HDMI2  for English TV.

Fire Safety

  • In the kitchen there is a fire blanket and fire extinguisher.
  • There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine

  • Select wash number 6 on the large dial.
  • Select the spin speed.
  • Press the button to  start the washing machine.
  • When the wash is finished, remove washing, and close the washing machine door.

Oven

  • To operate the oven :-
  • Select the left hand button for the relevant heating section off the oven
  • Select the right hand button for the temperature.
  • Extractor fan is switched on by the switch by the unit.

Terrace

Wooden table and 4 chairs

  • Ensure the chairs are left around the table on departure.
  • The chairs must not be removed from the apartment.
