General Rules
- Smoking is NOT allowed in the property.
- Pets are not permitted in the property.
- Do not use candles, table BBQs, fire pits etc .
- Always Turn off the air conditioning set the alarm and close the front door and all windows when leaving the property.
- Enjoy your Vacation.
Keys
For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.
When leaving your apartment on day of DEPARTURE please leave the set of keys on the table and close the door firmly behind you.
Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.
Alarm System

Swimming Pool
The pool code is #2268#
No.1 The pool can be used from 10 o’clock in the morning until 10 o’clock at night. The rest of the time, including siesta time between 2:00 and 5.00 pm, the pool may be used but with maximum respect to neighbours wishing to rest.
No. 2 It is obligatory to shower before using the pool.
No. 3 Bathing is not permitted without a swimsuit or bikini or while wearing shoes of any description.
No. 4 It is forbidden to take objects made of glass or metal to the swimming pool area.
No. 5 Ball games are forbidden at all times. All other pool items should be used with the maximum respect.
No. 6 The use of sun beds and chairs is permitted with the condition that they are taken away after use.
No. 7 Parents are responsible for accidents or damage caused by their children. Children under the age of 12 are not permitted in the pool area alone.
No.8 Pets are not allowed in the pool area and should not be left alone within the communal areas. Owners of pets and animals are responsible for the damage or mess caused by their pets.
No.9 Owners are responsible for any damage caused by their tenants or visitors within the communal areas.
No.10 Owners who rent out their houses are obliged to hand over a copy of the rules to their tenants.
No. 11 Any type of modification to the houses which affects the look of the building requires the permission of the Community, and should be approved at a general meeting. We remind that the windows are in white and the grilles and doors in dark grey/black.
No.12 The colour of awnings should be the same for all houses and it is decided that the colour will be brown/yellow and the specific shade will be decided when an owner wishes to install one.
No. 13 Smoking is permitted in open areas but not in enclosed areas nor around the pool, in the area enclosed by railings.
No.14 Respect for neighbours’ right to peace and quiet should be shown before 9 am, between 2 pm and 5 pm, and after 11.00 pm. Neighbours should refrain from making any type of noise which could disturb other residents.
No. 15 Clothes, towels, blankets or rugs must not be hung out on balconies or anywhere else where visible.
No. 16 It is forbidden to park in front of the garage door or block in any way access to the garage. Owners should park in those areas specifically designated for their use only.
No. 17 The enclosure of balconies, solariums and internal patio areas should be approved by the Community and where applicable submitted to the Town Hall for permission.
No. 18 It is absolutely prohibited to park inside the pool area and surroundings.
No. 19 Private gardens must be maintained in perfect conditions for healthy issues.
No. 20 Doors, windows and grilles must be of the same colours as the current ones, it means, dark grey and the windows in white.
No. 21 Wood pergolas can be installed in private terraces.
No. 22 It is absolutely forbidden to leave bikes at the entrance of the buildings and in the Communal corridors.
No. 23 It is totally forbidden to open any type of business in private houses in all the residential, it is only allowed in the local premises which are built for this issue.
The President of the Community has the right to call a meeting and to make sure the rules approved in the meeting of owners, as described above, are abided by.
Airconditioning
- Please note that there are individual units in each room.
- How to operate:
- Use the hand held remotes in each room for each unit.
- Tap on the Start/Stop button.
- The screen shows the different modes options. Click for which you require.
- Hot (Sunshine)
- Cold (Snowflake)
- Use the arrows to select the best temperature.
- The minimum temperature for Cold recommneded is 20º.
- The maximum temperature for Hot recommended is 26º.
- Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
- Allow 15 minute for the machine to activate.
- Please switch off the air conditioning when leaving the property.
Electricity
- Inside the front door entrance is a plastic door which contains the fuse box.
- If a fuse is blown, try resetting the master fuse.
- If this does not work: –
- Put all fuses slowly into the down/off position.
- Leave for 5 minutes.
- Turn on the master switch.
- Turn them all on slowly one by one at a time.
- If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.
Insects
Ants
- To avoid ants please where possible keep foods in containers or bags.
- Empty rubbish bins nightly to prevent any unwanted ants in your property
Mosquitos
- It is advisable to use a repellent especially at night.
- If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.
TV
The TV is a smart tv with Netflix and Spanish TV.
Fire Safety
- In the kitchen there is a fire blanket and fire extinguisher.
- There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.
Washing Machine
- Select “Quick Wash” wash on the large dial.
- Press the panel on the right to start the machine.
- When the wash is finished, remove washing, and close the washing machine door.
Oven
- To operate the oven:
- turn the left hand dial to relevant heating section off the oven.
- turn the right hand dial to the temperature required.
