General Rules
- Smoking is NOT allowed in the property.
- Pets are not permitted in the property.
- Do not use candles, table BBQs, fire pits etc .
- Always Turn off the air conditioning lock the front door and close the windows when leaving the property.
- The accommodation is self catering and no daily maid service is provided.

Keys
For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.
When leaving your apartment on day of DEPARTURE please leave lock all doors and place the keys in the key safe on the outside pillar number “1420”
Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

Swimming Pool
POOL RULES – FOR RESIDENTS AND NON-RESIDENTS IN PLAYA GOLF II R1 y R2
1. Opening times 09:00h to 15:00h (closed for siesta) reopening 16:00h to 21:00h.(Please note that cleaning and maintenance work will be carried out wherever possible during the closed period. However, it may be necessary to close the pool at other times if this is not possible). Be aware that the gates lock automatically at closing time.
2. No inflatables in or around the pool at any time – swimming aids ONLY(Valencian Law).
3. No alcohol in or around the pool.
4. No glass of any kind in or around the pool.
5. In the event of any contamination of the pool (i.e., glass/blood/excrement):
The pool must be drained and cleaned. This will be at the cost of the person or persons responsible. It is estimated that if the pool must be closed and cleared for this reason a likely fine will be in the region of 2000€.
It is essential therefore that all pool gates are locked automatically. No diving or jumping into the pool at any time.
6. No sun beds or chairs etc. will be left inside the pool area unattended for more than 30 minutes. This will include towels and blankets etc.
7. No pets allowed in or around the pool area. A fine of 50 euros will be levied on owners of any pet found in the pool compound. If any dog gets into the pool, then the pool must be closed, drained and cleaned at the full cost of the owner. The fine is likely to be in the region of 2000€ as in rule 5.
8. As in all areas of the urbanization, anti-social behaviour will not be tolerated and if necessary, THE POLICE WILL BE CALLED.
9. Children under the age of 12 years old must be accompanied by an adult who is over the age of 18.
10. No smoking in pool area due to likelihood of contamination of pool and filters which can again give rise to fines of 2000 € if closure and drainage is required.
11. All rubbish to be removed to avoid contamination, insects, wasps etc.
12. Misuse of the pool can incur a fine of 50€.
13. No ball games in and around the pool.
14. Persons attending the pool area must abide by these rules and the notices erected therein.
15. CCTV surveillance is in operation. The community will prosecute anyone who breaks the rules and/or commits acts which costs the community any money.
16. There is a maximum limit of 6 people, per property, allowed in the pool area at any one time.
17: ONLY swimwear is allowed in the pool water. All religious attire must be official swimwear, e.g., Neoprene.
18. ANY abuse of staff will lead to immediate expulsion from the pool area, prosecution and the pool card will be deactivated.
Kindly note that these rules are for the communal enjoyment of everyone. Please abide by them to ensure safe use of the area, adherence to the Spanish law and to ensure our insurance remains in force.
IT IS THE DUTY OF THE COMMUNITY TO TAKE ANY OFFENDERS TO COURT
The blue fob to enter the pool are is on the Client Set of Keys.
Rubbish
- Take all rubbish to the large rubbish containers in the streets around the property.
- Ensure the rubbish is put into the rubbish containers and not in the actual street.
General Community Rules
- Please remember to close the pedestrian gates and main doors to the buildings quietly.
- Please respect your neighbours and keep the noise to a minimum especially when leaving or arriving early in the morning or late at night. Loud music must stop by 11pm.
- Please do not put towels, laundry items, carpets etc over balcony walls. Airers are provided.
- Guests are not permitted to bring other people to the pool if they are not registered at staying at the property.
1. It is the duty of all owners and residents to adhere to and enforce this constitution in order that all of us can live in a quiet, peaceful and safe urbanisation environment without conflict or pain.
2. As a residential urbanisation it must be remembered that some residents work for a living. In recognition of this, NOISE whether it be music, loud shouting, car, or any other noise must be kept to a minimum between the hours of 12 midnight and 8.00 a.m. and consideration should be shown to others at all times.
3. Dog owners are responsible for cleaning up after their animals. Failure to do so will incur a penalty fine of 50 euros on each occasion. These fines will be in the form of a supplementary rate which is recoverable by law.
4. It is the responsibility of all owners to dispose of their rubbish only in the authorised bins. Any FLYTIPPING (illegal dumping of both household and garden waste) will incur the same penalty as in item 3.
5.Cars and all other vehicles must be parked with consideration for others, especially leaving access for emergency services. Do not park in front of other residents’ driveways.
6. OWNERS WHO HAVE FRIENDS/FAMILY OR RENT SHORT OR LONG TERM! Article 19 of the Community Statutes:
“Owners who let or lease their property must do so by means of a written contract, a copy of which must be given to the President and another copy lodged with the Administrator and which will include the number of occupants and an explanation of their rights and responsibilities. The contract will include a clause pertaining to a refundable deposit payable by the tenants to the owner to cover the cost of any damages caused. The said deposit will not be less than 500 euros.”
Additionally, ANYONE renting as holiday let, MUST provide the community/Administrator with a copy of their Tourist License.
Failure to provide these documents is breaking the law and could have serious legal and financial implications for owners who do not provide these documents.
If letting/renting out your property you MUST provide a copy of the internal rules to your guests/tenants, so that they are in no doubt as to what is and what is not acceptable behaviour on this urbanisation. The copy should be left in a prominent place inside the property.
7. Rules for the pool will be presented separately and in the interest of safety and hygiene must be adhered to. Anyone failing to do so may be reported to the local police who can remove them.
8. Alcohol and glass are strictly banned from the pool area. This is for safety and to avoid conflict.
9. The Management of the urbanisation are working to provide a safe, quiet and peaceful environment for us all to live in. When asked by one of these (or any owner) to stop doing something or when asked for help by them, it is your duty to do so. They do not deserve to be abused or assaulted. Anyone doing so will be prosecuted by the urbanisation.
10. Graffiti and vandalism will not be accepted. Prosecution is guaranteed.
11. No signs, placards, or advertising boards other than “For Sale” or “For Rent” boards (with the exception of Tourist License plaques) will be erected anywhere on the urbanization and all such signs must be approved by the Management Committee. No property shall be used as a primary place of business and no business shall be carried out in the streets or open spaces of the urbanisation. Contractors working on owner’s property will be allowed to have signs or posters displayed on the property being worked on measuring no more than A4 in size. These can be left for as long as the property owner allows. Larger signs measuring no more than A3 will be allowed for up to 1 month.
12. a. No property owner shall change the colour, shape or general appearance of their property in any way whatsoever without the prior agreement of the Management Committee and in any case extensions, garages and sheds over 1.60 metre high will not be allowed.
b. Awnings and blinds must be in keeping with the general colour scheme of the urbanization (i.e., gold, yellow, terracotta, cream and white)
c. No fixed washing lines will be allowed on the ground floor of properties. Washing must never be hung over balustrades or fences, and this includes bedroom balconies. Rotary clothes driers will be permitted on properties where there is no available roof space for drying washing.
d. No changes may be implemented that may be in contravention of local and national law and in all cases the correct planning permissions must be obtained prior to any works being started. Any breach of this rule will result in the property being returned to its original condition (at the full cost of the owner) by the urbanisation. Owners may appeal against any decision made on this issue at a general meeting but must obtain a unanimous vote to overturn the ruling of the Management Committee. Failure to obtain unanimity will result in the STATUS QUO being maintained.
13. Anti-social behaviour, no matter what kind, will not be tolerated. Our common aim is to improve our environment and the value of our properties. Any action by owners which denigrates this aim will be deemed against the common good and will be dealt with accordingly.
Airconditioning
- Please note that there are 4 independent unit in the villa.
- How to operate using a hand held remote:
- Tap on the Start/Stop button.
- The screen shows the different modes options. Click for which you require.
- Heat
- Cool
- Use the arrows to select the best temperature.
- The minimum temperature for Cold recommended is 20º.
- The maximum temperature for Hot recommended is 26º.
- Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
- Allow 15 minute for the machine to activate.
- Please switch off the air conditioning when leaving the property.
Electricity
- The electric voltage for the apartments is 230.
- Inside the front door entrance is a plastic door which contains the fuse box.
- If a fuse is blown, try resetting the master fuse.
- If this does not work: –
- Put all fuses slowly into the down/off position.
- Leave for 5 minutes.
- Turn on the master switch.
- Turn them all on slowly one by one at a time.
- If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.
Insects
Ants
- To avoid ants please where possible keep foods in containers or bags.
- Empty rubbish bins nightly to prevent any unwanted ants in your property
Mosquitos
- It is advisable to use a repellent especially at night.
- If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.
TV
The television has Spanish TV channels only.
Fire Safety
- In the kitchen there is a fire blanket and fire extinguisher.
- There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.
Washing Machine
- Select Rapido wash on the large dial.
- Press right hand button Inicio in to start the washing machine.
- When the wash is finished, remove washing, and close the washing machine door.
Oven
- To operate the oven :-
- Select the left hand button for the relevant heating section off the oven
- Select the right hand button for the temperature.
- Extractor fan is switched on by the switch by the unit.
Terrace
Metal table and 4 chairs
- Ensure the chairs are left around the table on departure.
- The chairs must not be removed from the apartment.
