General Rules

  1. Smoking is NOT allowed in the property.
  2. Pets are not permitted in the property.
  3. Do not use candles, table BBQs, fire pits etc .
  4. Always Turn off the air conditioning  set the alarm and close the front door and all windows when leaving the property.
  5. No daily maid service is provided.
  6. Enjoy your Vacation.

 

Keys

For your own comfort and peace of mind please ensure that when leaving your apartment that all windows are closed, shutters are left down, and all doors are closed.

When leaving your property on day of DEPARTURE please leave the set of keys on the table and close the door firmly behind you.  Remove the car from the carpark before leaving keys in the apartment.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

 

 

Alarm System

  • To deactivate the alarm, before entering click the open padlock on the key fobs. If the remote does not work type in the code 2002 and then deactivate the alarm.
  • To activate the alarm, before leaving click the closed padlock on the key fobs. If the remote does not work type in the code 2002 and then activate the set alarm.

Swimming Pool  and Community Rules

Swimming pool:

 The Community pool opening hours are from 08:00 a.m. to 22:00 p.m. daily (noise levels to be kept down,

particularly in the early morning between 8.00 and 10.00 am, in the late evening (between 9.00 and 10.00

  1. pm) and during the siesta time).

 This pool area is for the exclusive use of owners, their guests and tenants.

 All users must take a shower before entering the pool.

 A responsible adult, without exception, must accompany children under the age of 12.

 Babies in nappies MUST wear waterproof pants to prevent potential contamination of the pool water.

 No crockery or glassware allowed in the pool area.

 No smoking allowed in the pool and garden area.

 Please ensure you take all rubbish from the pool area.

 No inflatable allowed in the main pool, small inflatable allowed in the children’s pool only.

 No ball games allowed in the pool area.

 No pets allowed in the pool area.

 All gates to be kept locked at all time. Please lock the gates, both at entering and leaving this area.

 The use of portable radios, CD players, speakers and mobile phones to play music without headphones is

strictly prohibited.

 It is not allowed to light any type of fire or BBQ in the pool area.

Community areas:

 No football games or skateboards/electric scooters, etc. allowed on the community streets.

 Any COMMUNAL PREMISES/ OBJECT damaged by anyone at the residential complex will BE PAID BY THE

OWNER OF THE PROPERTY with whom THE OFFENDERS ARE RELATED, even if it is not the owner who

has caused the damage.

 It is not allowed to park bikes or electric scooters in the communal hallways.

 The communal petanca course and fitness area must be used between 8:00 a.m. and 10:00 p.m.

 It is not allowed to smoke in the communal hallways or the solarium on top of each block.

 Barbecues are forbidden in communal areas.

 The number of bikes allowed to be parked in the communal elements assigned for them is restricted to 2 per household.

 

Disposal of rubbish:

 No rubbish shall be deposited in the community roads.

 Please do not sweep rubbish from your plots onto community roads.

 

Dogs:

 Dogs must be kept on a leash when walked on the streets within the Urbanization confines.

 Dogs must be kept under control by their owners.

 Any deposition must be cleared up immediately by the owner/dog walker.

Rubbish

  • Take all rubbish to the large rubbish containers which are in randomly placed on the roads.
  • Ensure the rubbish is put into the rubbish containers and not in the actual street.

Remote control for garage

In the crpark, Parking spot 77  is available exclusively for our guests. Please, only use this spot and park your car straight in the space, not to hinder any other residents.

The gates will close automatically after you

Airconditioning

  • The airconditioning is a ducted system for the complete apartment.
  • How to operate:
    • Tap on the Start/Stop button.
    • The screen shows the different modes options. Click for which you require.
      • Hot  (Sunshine)
      • Cold  (Snowflake)
    • Use the arrows to select the best temperature.
    • The minimum temperature for Cold recommended is 22º.
    • The maximum temperature for Hot recommended is 26º.
    • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
    • Allow 15 minute for the machine to activate.
    • Please switch off the air conditioning when leaving the property.

Electricity

  • Near the front door entrance is a small cupboard door which contains the fuse box.
  • The voltage is 230 volts
  • If a fuse is blown, try resetting the master fuse.
  • If this does not work: –
    • Put all fuses slowly into the down/off position.
  • Leave for 5 minutes.
  • Turn on the master switch.
  • Turn them all on slowly one by one at a time.
  • If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.

Insects

Ants

  • To avoid ants please where possible keep foods in containers or bags.
  • Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

  • It is advisable to use a repellent especially at night.
  • If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

Fire Safety

  • In the kitchen there is a fire blanket and fire extinguisher.
  • There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine/Tumble dryer

  • The washing machine is located in the cupboard on the balcony ..
  • Select Rapido wash on the large dial.
  • Press the panel on the right to start the machine.
  • When the wash is finished, remove washing, and close the washing machine door.
  • On completion of laundry service please lock the double doors.

Oven

  • To operate the oven:
    • turn the left hand dial to relevant heating section off the oven.
    • turn the right hand dial to the temperature required..

Dishwasher

  • To operate the dishwasher:-
    • put dishwasher tablet in machine
    • select the eco button
    • Press the start button to the left hand side.

Television

  • The TV has Spanish and international channels.

 

Terraces

Glass table and 6 chairs, and lounge chairs

  • Ensure the chairs are left around the table on departure.
  • The chairs must not be removed from the apartment.

Ensure the toldos on the roof are opened and closed safely each evening, if heavy rain or strong winds ensure they are closed..

Jacuzzi

  • This is treated before your vacation.
  • Shower before entering the Jacuzzi
  • Do not leave children unattended
  • Always replace the cover when not in use, to keep it clean and warm.
