General Rules

  1. Smoking is NOT allowed in the property.
  2. Pets are not permitted in the property.
  3. Do not use candles, table BBQs, fire pits etc .
  4. Always Turn off the air conditioning  set the alarm and close the front door and all windows when leaving the property.
  5. No daily maid service is provided.
  6. Enjoy your Vacation.

 

Keys

For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.

When leaving your property on day of DEPARTURE please leave the set of keys on the table and close the door firmly behind you. The outer community gate requires keys to open, so one member of the travelling party will have to hold the gate open at the time of leaving.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

 

 

Alarm System

  • To deactivate the alarm, enter the front door and enter the code 4321
  • To activate the alarm, as you are leaving the property enter the code 4321 . Leave the building immediately.

Swimming Pool and Community Rules

All occupants of houses belonging to the owners association “Zeniamar Phase VI” must follow these internal rules.

Art1. The public elements will be used according to what has been established in the Ley de Propiedad Horizontal, in these rules and at the general meeting. When things happen that have not been mentioned in these rules, you must use your common sense and act as if it were your own property. Zeniamar Phase VI is private property and only the owners and their guests and tenants staying in the apartments with no debts to the community, have access to the pool. Family and friends that do not stay on the urbanisation have only access to the site not the swimming pool area.

Art2. It is responsibility of each individual owner to ensure that the community charges are paid promptly and in line with the due dates, before 30TH of April and 31st. of October, as agreed at the AGM. An additional penalty fee will be charged for late payment. The community charge rate, the penalty fee and the due date will be as agreed at the AGM.

Art3. All property owners and occupiers will do their best not to disturb the quiet life in this residential area, and they will try to avoid annoying noise etc. Noise from radios, televisions and other equipments should be regulated so that it cannot be heard from outside the premises where the equipment is being used. All owners and occupiers should respect the quiet hours from 14.00 to 16.00 and 24.00 to 08.00 daily.

Art4. Permanent changes to buildings, which alter the aesthetics of the urbanization, are not allowed. Changes to the types of materials or colours of the properties are not allowed. Any terrace glazing or fencing surrounding an individual plot must be similar in materials and colours to those already fitted within the urbanization. Balustrades must be white and awnings cream and yellow.

Art5. All the neighbours should look after the cleaning of the urbanisation and it is not permitted to throw paper etc; in the streets and footpaths nor to the floor in the public elements. In the same way it is not permitted to have clothes drying on or over balustrades.

Art6. Rubbish should be thrown into the containers provided for this use during the hours decided by the local authority. Such rubbish should be put into plastic bags where possible, and sealed for reasons of hygiene. Garden waste must now be placed only in the metal containers provided, by order of the Town Hall.

Art7. Property owners are obliged to maintain their property, house and garden in good condition, so that no harm or nuisance is caused to the urbanisation or other properties, or their owners. Owners are responsible for the damage they, or people using their property may cause. If individual gardens are not maintained and the plants overgrow, the community after having informed the owner can tell the gardener to cut these plants. We will inform the owner about the cost of the work before doing the work.

Art8. Zeniamar Phase VI is an international community so the flying of national flags is only permitted on each owners national day.

Art9. It was agreed at the general meeting that the pool will remain open all year. The opening hours for the pool are from 8am to 10pm.

Art10. The swimming pool area is strictly private and its use is for owners and guests only. Persons using the pool must shower first before entering the water. Sun lotions and protective creams must be removed before entering the water. Those using the pool are to clear and take away their waste and litter.

Art11. The swimming pool area is not a playground. Games are not allowed in this area.

Art12. It is not permitted to leave children under 12 years old unaccompanied by an adult in the swimming pool area, and the person in charge must keep them away from dangerous installations. You must take responsibility for your own children, and those of your guests.

Art 13. The following behaviour is not allowed in the pool area:

Swimming wearing over-clothes. (e.g. coloured T shirts, jogging bottoms etc.

Nude or topless sunbathing or swimming

Food, drink and glass containers must not be brought into the pool area.

Pets must not be brought into the pool area

Soap is not to be used in the pool or shower

Ballgames or any dangerous games are not permitted in the pool area

Mattresses, lilos and balls etc. must not be taken into the pool area

The use of any implement to penetrate the turf is not permitted

Rules for the use of the Jacuzzi:

  1. AT ALL TIMES Children under 12 must be accompanied by an adult when in the jacuzzi area.
  2. WHEN THE JACUZZI IS ON – no heads under water in the jacuzzi area.
  3. WHEN THE JACUZZI IS ON – no swimming or jumping – it is for sitting and relaxing only.

 

Art 14. In the common garden area it is not permitted to play or bring pets. This is an area for rest and quiet.

Art 15. Pets should be kept in the property of their owners. Gardens, parks, footpaths and streets are not places suitable for them. Animals should not be let loose when they are taken out for a walk. Pet owners MUST clean away their excrement to maintain the cleanliness of the urbanisation. In the interests of public health, a pet owner who does not follow these rules will be faced with legal action.

Art 16. The use of cycles or motor bikes is not allowed within the urbanisation, as the footpaths are meant for pedestrians.

Art 17. Ball games are not permitted in the footpaths of the urbanisation.

Art 18. Cars should be parked in the parking bays alongside the urbanisation. Owners who have garages or specified parking bays in the garage should park their vehicles there overnight. Cars should not be parked alongside the pavement adjacent to walkways which could block access to emergency vehicles.

Art19. TV antennas

  1. a) If the owners wish to install a satellite dish of 1 meter or less this must be placed on the roof and not interfere with the sun or view of their neighbours.
  2. b) Antennas which are no longer in use should be removed.

Art 20. Owners who let out their property must display this notice inside their premises.

Art 21. The association will have a notice board with all the information of interest to owners.

THE POOL AREA is open from 08 am to 10 pm.

To make your stay by the pool pleasant the following should be observed.

NO CHILDREN UNDER 12 years old, in the pool, without adult company.

NO NOISY BEHAVIOUR or use of speakers.

NO JUMPING into the pool.

NO BALLS, big or small, soft or hard, on the lawn or in the pool.

NO PERSONAL BELONGINGS should be left in the pool area.

NO RESERVATIONS of parasols are permitted.

NO INFLATABLES. Mattresses, lilos, etc in the pool. For small children wings and small rings with a bottom are accepted.

NO PETS, e.g. dogs or cats.

NO GLASS, Bottles or glasses. No food, drinks, or tobacco.

NO SOAP in the pool or by the showers.

NO SHARP OBJECTS in the lawn. There are hoses for irrigation in the lawn.

BABIES must wear special waterproof diapers. See special notice.

IN THE JACUZZI:

Use correct swimsuit in the pool and when sunbathing.

Shower before entering the pool. This to prevent sun lotions, grass, and dust in the pool.

Do not climb the fences. Read the signs by the pool.

Property owners are responsible for ensuring that the rules are obeyed.

Anyone observing the rules being neglected should mention it to the offender.

Rubbish

  • Take all rubbish to the large rubbish containers which are in randomly placed on the roads.
  • Ensure the rubbish is put into the rubbish containers and not in the actual street.

 

Airconditioning

  • How to operate:
    • Tap on the Start/Stop button.
    • The screen shows the different modes options. Click for which you require.
      • Hot  (Sunshine)
      • Cold  (Snowflake)
    • Use the arrows to select the best temperature.
    • The minimum temperature for Cold recommended is 22º.
    • The maximum temperature for Hot recommended is 26º.
    • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
    • Allow 15 minute for the machine to activate.
    • Please switch off the air conditioning when leaving the property.

Electricity

  • Near the front door entrance is a small cupboard door which contains the fuse box.
  • The voltage is 230 volts
  • If a fuse is blown, try resetting the master fuse.

Insects

Ants

  • To avoid ants please where possible keep foods in containers or bags.
  • Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

  • It is advisable to use a repellent especially at night.
  • If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

Fire Safety

  • In the kitchen there is a fire blanket and fire extinguisher.
  • There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine

  • The washing machine is located at the rear of the kitchen behind the double doors.
  • Select Rapido wash on the large dial.
  • Press the panel on the right to start the machine.
  • When the wash is finished, remove washing, and close the washing machine door.
  • On completion of laundry service please lock the double doors.

Oven

  • To operate the oven:
    • turn the left hand dial to relevant heating section off the oven.
    • turn the right hand dial to the temperature required..

Dishwasher

  • To operate the dishwasher:-
    • put dishwasher tablet in machine
    • select the eco button
    • Press the start button to the left hand side.

Television

  • The TV has Spanish and international channels.

Terraces

Glass table and 6 chairs

  • Ensure the chairs are left around the table on departure.
  • The chairs must not be removed from the apartment.
