General Rules

  1. Smoking is NOT allowed in the property.
  2. Pets are not permitted in the property.
  3. Do not use candles, table BBQs, fire pits etc .
  4. Always Turn off the air conditioning  set the alarm and close the front door and all windows when leaving the property.
  5. No daily maid service is provided.
  6. Enjoy your Vacation.

 

Keys

For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.

When leaving your property on day of DEPARTURE please leave the set of keys on the dining table and close the front door behind you.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

 

COMMUNITY RULES

Our complex is a private residential area, and although we welcome holiday guests, we are not a holiday resort. The following rules are mandatory for all owners and occupants, regardless of their status, and they are required to respect the following regulations:

Common elements must be used in accordance with the Horizontal Property Law.

 

  1. Both owners and their tenants must make every effort not to disturb the peace and quiet of the residential area and must try to avoid generating excessive noise, etc. The noise from radios, televisions, and other equipment must be kept to a minimum so that it cannot be heard outside the property where it is used.

 

  1. Please respect your neighbors and keep noise levels to a minimum after 10:00 PM.

 

  1. Personal problems between neighbors must be resolved by the neighbors themselves. The President or any other member of the committee will only act as a mediator if the parties cannot reach a satisfactory agreement. 4. Community fees will be paid as agreed at the General Meeting of Owners. Please refer to the minutes for this purpose.

 

  1. In the event that owners fail to pay their community fees, the committee has the right to restrict access to the common facilities. If any debt accrues for more than one year, the owner may not rent the property for private profit, and legal action will be taken to recover the debt. Any legal expenses incurred will be added to the total.

 

  1. Owners are obligated to maintain their property, dwelling, and immediate surroundings in good condition so as not to harm the development or the rights of other owners. Owners (as well as other users of their property) are responsible for any damage they cause.

 

  1. Dogs are permitted in the community but must be kept under control as much as possible. Any mess must be cleaned up immediately and disposed of properly.

 

  1. Ball games, etc., that may cause disturbance, accidents, or damage to the community gardens or pool area are not permitted.
  2. Drying clothes in front of properties, in gardens, or hanging on railings or balustrades is not permitted. Acceptable clotheslines designed for this purpose may be used.

 

  1. Owners and their guests use the swimming pool at their own risk. A sign erected next to the pool warns users of the rules. These must be followed. See the separate pool rules sheet for more information.

 

  1. Owners who rent their properties on a short-term basis must ensure that their tenants have access to the community rules.

 

  1. Owners who rent their properties on a short-term basis must ensure that tenants have entrance keys for the duration of the rental.

 

  1. The community access gates must be kept CLOSED AND LOCKED at all times for security reasons.

 

  1. Climbing over the perimeter fence to circumvent the gates is not permitted at any time or for any reason. 15. Any homeowner wishing to carry out extensions or modifications to the exterior of their property must follow these three steps before beginning work:
  2. a) First, obtain written permission from immediate and affected neighbors.

 

  1. b) Second, submit a written building permit application (with the corresponding plans and specifications) to the building managers for presentation to all homeowners at the next available meeting.

 

  1. c) If consent is granted, the homeowners must comply with the relevant regulations and obtain the necessary permits from the local council (paying the corresponding permit fees if required).

It is the homeowners’ responsibility to ensure that their guests/tenants are aware of these rules (community and pool) and that a copy of them is displayed or available on the property.

The community rules and regulations, and the legal framework behind them, may occasionally seem tedious and intrusive; however, they exist to promote the smooth running of the community, to ensure that all homeowners can fully enjoy their properties, and to protect each homeowner’s financial stake in the community.

 

POOL RULES

  1. The pool will be open from 9:00 AM to 10:00 PM during the summer (May 1st to October 31st) and from 9:00 AM until dusk in the winter (November 1st to April 30th).

 

  1. Children under 12 years of age should NOT be left unattended in the pool area.

 

  1. Owners and/or their guests will be responsible for any damage they may cause to the property, others, or themselves.

 

  1. To maintain proper hygiene, everyone must shower and remove excess sunscreen before entering the pool.

 

  1. Appropriate swimwear must be worn at all times. This also applies to children and infants.

 

  1. Please use the pool and pool area responsibly, respecting others and their peace and quiet by keeping noise to a reasonable level.

 

  1. Diving and jumping into the pool are NOT permitted. 8. For health and safety reasons, the use of fragile materials such as glass, dishes, etc., is NOT permitted in the pool or pool area. Throwing objects into the pool is not allowed. Eating in the pool is not permitted.

 

  1. Radio, DVD, or cassette players are not allowed in the pool; personal headphone devices are permitted.

 

  1. Reasonably sized balls, mats, and inflatables are permitted if the pool is quiet. For health and safety reasons, do NOT use them if the pool is busy or crowded. When not in use, they must be removed from the pool and pool area.

 

  1. To avoid disturbance and/or injury to other pool users, ball games and frisbee are not permitted within the pool area.

 

  1. Smoking is prohibited within the pool or pool area, by law.

 

  1. The use of sun loungers/chairs is permitted but must be removed when not in use. 14. All rubbish must be removed from the floor and disposed of properly.

 

  1. Only owners and their guests may use the pool. Renters may not invite non-residents to use the pool.

 

  1. Owners and occupants of dwellings with outstanding community fees may not use the communal facilities (pools and gardens).

 

Rubbish

  • Take all rubbish to the large rubbish containers which are in randomly placed on the roads.
  • Ensure the rubbish is put into the rubbish containers and not in the actual street.

 

 Airconditioning

  • How to operate:

There are independent units in each room with a remote control for each unit.

  • Tap on the Start/Stop button.
  • The screen shows the different modes options. Click for which you require.
    • Hot  (Sunshine)
    • Cold  (Snowflake)
  • Use the arrows to select the best temperature.
  • The minimum temperature for Cold recommended is 23º.
  • The maximum temperature for Hot recommended is 26º.
  • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
  • Allow 15 minute for the machine to activate.
  • Please switch off the air conditioning when leaving the property

Electricity

  • In the hallway by the front door is a small cupboard door which contains the fuse box.
  • Electricity is 230 volts
  • If a fuse is blown, try resetting the master fuse.
  • If this does not work: –
    • Put all fuses slowly into the down/off position.
    • Leave for 5 minutes.
    • Turn on the master switch.
    • Turn them all on slowly one by one at a time.
    • If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.

 

Insects

Ants

  • To avoid ants please where possible keep foods in containers or bags.
  • Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

  • It is advisable to use a repellent especially at night.
  • If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

 

Fire Safety

  • In the kitchen there is a fire blanket and fire extinguisher.
  • There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine

  • The washing machine is located in the kitchen.
  • Select Rapido wash on the large dial.
  • Press the panel on the right to start the machine.
  • When the wash is finished, remove washing, and close the washing machine door.
  • On completion of laundry service please lock the double doors.

Oven

  • To operate the oven:
    • turn the left hand dial to relevant heating section off the oven.
    • turn the right hand dial to the temperature required..

Television

  • The TV is a Smart TV .

Terraces

Table and  chairs

  • Ensure the chairs are left around the table on departure.
  • The chairs must not be removed from the villa.

The BBQ must be left in the same condition as when you arrive.

If the gas is running low please contact the emergency phone for replacement.

Sunloungers on the roof, should be used with respect and towels placed on them before lying on.
