General Rules

  1. Smoking is NOT allowed in the property.
  2. Pets are not permitted in the property.
  3. Do not use candles, table BBQs, fire pits etc .
  4. Always Turn off the air conditioning  lock the front door and close the windows when leaving the property.
  5. Enjoy your Vacation.

Keys

For your own comfort and peace of mind please ensure that when leaving your apartment/villa that all windows are closed, shutters are left down, and all doors are closed.

When leaving your apartment on day of DEPARTURE please leave the set of keys on the table and close the door firmly behind you.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

Alarm System

  • There is NO active alarm system in the property.
  • However, if you do activate it, to unset it press 11111 or 00000

Communal areas
1. It is totally forbidden to deposit rubbish in community areas.
2. Loose pets (dogs, cats…) are not allowed in community areas, and the pool area, and must be on a leash in the access areas and pathways.
3. Barbecues are not allowed in the pool area
4. The community rules must be visibly displayed in rented properties. If there are problems with tenants for breaking the rules, it must be reported to them in first instance, and if the problem persists, contact the administration.
5. Hours of rest have to be respected, especially at night from 22:00 to 08:00 hours. The local ruling about noise within and outside the complex has to be respected.
6. Owners who wish to sell their premises have to inform the Administration. The Administrator issues a certificate of debt once all payments are settled. The seller remains liable for all community issues, including payments, until proper notification of the new owners’ details.
7. Domestic waste has to be thrown into the waste bins in the public roads around the community. To leave rubbish anywhere in the road will be fined by the town council.
8. All owners have to contract insurance for the areas not covered by the community insurance. Owners remain responsible for private areas and behavior of users of their properties.
9. Owners who want to install an awning must do so in the agreed colors.
10. Owners are responsible for the upkeep of their property.
Pool rules
1. Pool doors must be kept close at all times (risk of downing in the pool).
2. The hours of pool use are from 10:00 to 23:00 hours.
3. A shower has to be taken every time one gets into the pool. Showers are not installed for personal hygienic reasons, so shower gels and shampoos are not allowed.
4. Smoking is forbidden within the pool area (by law).
5. Children under the age of 12 have to be accompanied by an adult or family member. Parents are responsible for children’s behavior at all times in the community and the pool.
6. One must no jump into the pool from outside, nor dive, in order to avoid unnecessary water expenses.
7. No drinks are allowed (except water) nor food, in all community areas. Plastic recipients are allowed but glass is totally forbidden.
8. It is not allowed to leave rubbish in the pool area.
9. Playing with hard balls is not allowed in the pool and garden area.
10. Air beds and other inflatable items except swim-aids cannot be used in the pool.
11. All babies have to wear swim-nappies made for pools. They must not use the pool nude.
12. All private belongings have to be taken away when leaving the communal areas.
13. Animals are not allowed in the pool area at all.
14. Throwing sand and stones into the pool is not allowed.

Airconditioning

  • Please note that there is 1 independent units in the apartment.
  • How to operate using a hand held remote:
    • Tap on the Start/Stop button.
    • The screen shows the different modes options. Click for which you require.
      • Heat
      • Cool
    • Use the arrows to select the best temperature.
    • The minimum temperature for Cold receommneded is 20º.
    • The maximum temperature for Hot recommended is 26º.
    • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
    • Allow 15 minute for the machine to activate.
    • Please switch off the air conditioning when leaving the property.

Electricity

  • Inside the front door entrance is a plastic door which contains the fuse box.
  • If a fuse is blown, try resetting the master fuse.
  • If this does not work: –
    • Put all fuses slowly into the down/off position.
    • Leave for 5 minutes.
    • Turn on the master switch.
    • Turn them all on slowly one by one at a time.
    • If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.

Insects

Ants

  • To avoid ants please where possible keep foods in containers or bags.
  • Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

  • It is advisable to use a repellent especially at night.
  • If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

TV

The television  has  Spanish TV channels only.

Fire Safety

  • In the kitchen there is a fire blanket and fire extinguisher.
  • There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine

  • Select Rapido wash on the large dial.
  • Press right hand button Inicio in to start the washing machine.
  • When the wash is finished, remove washing, and close the washing machine door.

Oven

  • To operate the oven :-
    • Select the left  hand button for the relevant heating section off the oven
    • Select the right hand button for the temperature.
  • Extractor fan is switched on by the switch by the unit.

 Terrace

Metal table and 4 chairs

  • Ensure the chairs are left around the table on departure.
  • The chairs must not be removed from the apartment.
  • Put the umbrella down when not in use or when it is windy
