General Rules

  1. Smoking is NOT allowed in the property.
  2. Pets are not permitted in the property.
  3. Do not use candles, table BBQs, fire pits etc .
  4. Always Turn off the air conditioning  set the alarm and close the front door and all windows when leaving the property.
  5. No daily maid service is provided.
  6. Enjoy your Vacation.

 Keys

For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.

When leaving your property on day of DEPARTURE please leave the set of keys in the letter box marked JH.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

Swimming Pool

TIMETABLE: It is the one that falls between the 9:00 a.m. and 10:00 p.m.

USE: Reserved for OWNERS, TENANTS and their relatives.

GUESTS: Under the responsibility of the inviting resident and ACCOMPANIED BY HIM/her.

RULES:

 Before using the pool, you must take a shower.

 Children under the age of 12 must be accompanied by responsible family members.

 The presence of dogs or other animals is not allowed in the pool area.

 Food and/or drink is not allowed in the pool area.

 Glass bottles, glassware and alcohol consumption are not allowed in the pool area,

cans must be disposed of in a suitable container.

 Do not throw objects, rubbish or cigarette butts on the ground.

 Do not bring mats, inflatable boats or similar into the water, except in the smallest pool

and with the authorization of the lifeguard.

 Do not “jump in the bomb” and run in the pool area, this is forbidden and dangerous.

 Use sound reproduction devices, except with individual headphones.

 It is mandatory to wear a bathing suit.

 Do not enter the venue with street shoes.

 Do not show unseemly, annoying and dangerous attitudes.

 

AUTHORITY OF STANDARDS

FIRST: These regulations emanate from the Hygienic-Sanitary and Safety Standards of

Swimming Pools for Collective Use and Water Parks in the Valencian Community.

SECOND: The employees of the Community are entitled to prevent entry, draw attention to

and, where appropriate, invite anyone who contravenes these rules of use to leave

the pool area.

THE COMMUNITY OF OWNERS

 

 

Rubbish

  • Take all rubbish to the large rubbish containers which are in randomly placed on the roads.
  • Ensure the rubbish is put into the rubbish containers and not in the actual street.

 General Community Rules

These rules are mandatory for owners, visitors, and tenants, and the complex’s staff will have the authority to enforce them.

Owners who rent out their properties must display these rules to their tenants.

COMMUNITY RULES

Owners with pets must comply with the following

All owners must provide the Administrator with their personal details, email address, and telephone number so they can be contacted in case of emergency. In the event of a sale, the new owner’s details must be provided.

Always keep the gates of the Urbanization closed, do not allow the entry of strangers without the consent of an owner and report any suspicious behavior or incident to the security guard or Civil Guard (Tel.: 062).

Hanging clothes and towels on terrace railings that are visible to passersby or installing clotheslines on the building’s facade is prohibited.

Owners with pets must comply to the following rules:-

a) Dogs must always be kept on a leash, muzzled if they are of a dangerous breed, and never allowed to run loose within the grounds of the residential complex.

b) Dogs and cats must be prevented from relieving themselves in gardens or other common areas of the complex. If they do, the owner must clean up immediately. If a person is found allowing their pets to soil these areas without cleaning them up, financial penalties may be imposed on that owner.

c) The owner must prevent noise or disturbances to other residents, especially during the night between midnight and 8:00 a.m.

It is prohibited to carry out activities that produce noise and disturbances to the neighbors from 12 midnight until 8 a.m., as these hours are intended for the rest of the residents

It is prohibited to transport objects, packages, furniture, or bundles in the elevators if their weight exceeds the capacity limit or if their size and characteristics could cause damage. Children under 12 years of age must be accompanied by an adult when using the elevator.

If any owner makes renovations to their property, they must inform the Board of Directors and take care of the maintenance of the common areas and verify that no damage has been caused, in which case the owner will bear the costs. Each owner is responsible and obligated to repair the damages that may be caused to another owner or to the common elements due to breakdowns, leaks or negligence in their private facilities, in addition to the damages that may be caused by tenants, people who live or access the building with them.

The pool hours are from 9 am to 10 pm. Owners, family members, and tenants are required to comply with the attached rules.

Garbage must always be taken down in closed plastic bags or another similar system, and deposited only inside the public containers established for this purpose on public roads between 8 and 11 pm.

Keep the garden or area in front of your home clean. Do not throw cigarette butts, food scraps, etc., from the balcony. Please remember that there are neighbors below when cleaning your terrace, especially if you use bleach

Empty the mailbox and prevent it from being filled with propaganda.

It is not permitted to store belongings in garage spaces, corridors or any other common area of  the Community.

Under no circumstances is it permitted to make any modifications to the facade without written permission from the Community Administrator. The installation of awnings or grilles is not permitted.

Vehicles parked in the wrong place in the garage may be towed out of the garage at the owner’s expense.

Any neighbor who fails to comply with the aforementioned rules will incur the responsibilities described in the LPH towards the Community of Owners and the Community may initiate legal action.

Car Park

In the underground garage, Parking spot 184 is available exclusively for our guests. Please, only use this spot and park your car straight in the space, not to hinder any other residents.

To enter  the garage:

  • Press the top button on the remote to open the outside gate.
  • Drive down the ramp

To leave the garage:

  • Drive towards the gate and press the lower button to open it
  • Drive up the ramp

The gates will close automatically after you

Airconditioning

  • How to operate:
    • Tap on the Start/Stop button.
    • The screen shows the different modes options. Click for which you require.
      • Hot  (Sunshine)
      • Cold  (Snowflake)
    • Use the arrows to select the best temperature.
    • The minimum temperature for Cold recommended is 20º.
    • The maximum temperature for Hot recommended is 26º.
    • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
    • Allow 15 minute for the machine to activate.
    • Please switch off the air conditioning when leaving the property.

Electricity

  • Near the front door entrance is a small cupboard door which contains the fuse box.
  • The voltage is 230 volts
  • If a fuse is blown, try resetting the master fuse.
  • If this does not work: –
    • Put all fuses slowly into the down/off position.
    • Leave for 5 minutes.
    • Turn on the master switch.
    • Turn them all on slowly one by one at a time.
    • If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.

Insects

Ants

  • To avoid ants please where possible keep foods in containers or bags.
  • Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

  • It is advisable to use a repellent especially at night.
  • If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

Fire Safety

  • In the kitchen there is a fire blanket and fire extinguisher.
  • There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine

  • The washing machine is located at the rear of the property behind the kitchen double doors.
  • Select Rapido wash on the large dial.
  • Press the panel on the right to start the machine.
  • When the wash is finished, remove washing, and close the washing machine door.
  • On completion of laundry service please lock the double doors.

Oven

  • To operate the oven:
    • turn the left hand dial to relevant heating section off the oven.
    • turn the right hand dial to the temperature required..

Dishwasher

  • To operate the dishwasher:-
    • put dishwasher tablet in machine
    • select the eco button
    • Press the start button to the left hand side.

Television

  • The TV has Spanish and international channels.
  • Netflix

Terraces

Glass table and 6 chairs, 2 sunloungers

  • Ensure the chairs are left around the table on departure.
  • The chairs must not be removed from the apartment.
