General Rules

  1. Smoking is NOT allowed in the property.
  2. Pets are not permitted in the property.
  3. Do not use candles, table BBQs, fire pits etc .
  4. Always Turn off the air conditioning  set the alarm and close the front door and all windows when leaving the property.
  5. No daily maid service is provided.
  6. Enjoy your Vacation.

 

Keys

For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.

When leaving your property on day of DEPARTURE please leave the set of keys on the dining table and close the front door behind you.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

 

 

Swimming Pool 

  • The Pool Area is defined within the grey fences, including the green lawn. It has 4 access gates.
  • The Pool Area is open for use between 08:00 – 21:30.
  • There is NO lifeguard.
  • Between 07:00 – 08:00 the pool will be maintained.
  • Use of the pool is at the users´ own risk, and under parents responsibility for their children´s behaviour. Age < than 12.
  • The Swimming Pool is for the exclusive use of owners, tenants and invited guests.
  • Use of ONLY bathing suits is obligated.
  • Always use the shower before entering the pool.
  • Under Spanish Law inflatables of any kind are forbidden in the Pool, other than those to assist young children.
  • NO glass-bottles and/or glass-cups are allowed in the pool area. Only non-breakable materials can be used.
  • NO ball games allowed in the Pool Area.
  • There are bins available for small litter only.
  • The Pool Area is a NO-smoking area, includes E-vapes.
  • Dogs and other pets, are NOT permitted in the Pool Area.

 

Laundry

  • It is requested that items of clothing or towels are not draped over the glass railing, or fences.
  • Owners and tenants are requested to air and dry laundry on an appropriate drying rack.

 

Noise Levels

  • Take care not to disturb your neighbour with excessive sound of parties, television, computer games, radio and musical instruments. The quiet time is between 23.00 – 07.00
  • General works/repairs on your property that are likely to cause noise: They can only be undertaken between 08.00 – 19.00, Monday – Saturday. Not during Sundays and Festive days.

 

Absence of owners

  • In the case of long absence, please inform the president or a friend where your house-key may be made available in the event of fire, flood etc.

 

Parking

  • Every owner has a numbered car parking space, so please park in your allocated area. (Not the same number as your apartment).
  • If apartment owners want to place their (electric-) bicycles UNDER the stairs during their stay in the entrance hall for safety reasons, this must be done in an efficient manner. Other residents should not be inconvenienced by this. The walkways to the elevator, stairs and apartments must remain free of obstacles at all times. After all, the walkways also serve as an escape route in the event of an emergency. Outside your period of stay, your bicycles must be stored elsewhere.

 

Garden, Pool, and Communal Areas

  • Please treat the flower beds and lawns with care.
  • Dogs and other pets, are NOT permitted in the pool area. Dog excrement, must be removed immediately.

 

Waste Disposal

  • Household waste must be placed in sealed plastic bags and deposited in the bins provided along the main roads. The same for glass-bottle, plastic-bottles, and carton.

 

  • Kids Playground, Outdoor Fitness Equipment, and SAUNA
  • All common facilities are for the exclusive use of owners and tenants.
  • Use of those facilities are at the users´ own risk. Parents are in particular responsible for their children´s behaviour in the Kids Playground.

 

General Conduct

  • It is forbidden to climb over gates or walls.
  • Do not drop litter anywhere in communal areas.
  • NO radios or other music to be played in the garden/pool area, other than personal music systems with ear plugs.
  • The EMA Residence is in principle not a dog walking place.

 

Security

  • All outside gates and entry doors to the buildings are to be kept closed at all times, and any breach of security to be reported to the board of this community, by whatsapp

 Airconditioning

  • The airconditioning is a ducted system in the apartment.
  • How to operate:

There is one independent unit in lounge with an independent remote control .

  • Tap on the Start/Stop button.
    • The screen shows the different modes options. Click for which you require.
      • Hot  (Sunshine)
      • Cold  (Snowflake)
    • Use the arrows to select the best temperature.
    • The minimum temperature for Cold recommended is 23º.
    • The maximum temperature for Hot recommended is 26º.
    • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
    • Allow 15 minute for the machine to activate.
    • Please switch off the air conditioning when leaving the property.

Electricity

  • In the hallway by the front door is a small cupboard door which contains the fuse box.
  • Electricity is 230 volts
  • If a fuse is blown, try resetting the master fuse.
  • If this does not work: –
    • Put all fuses slowly into the down/off position.
    • Leave for 5 minutes.
    • Turn on the master switch.
    • Turn them all on slowly one by one at a time.
    • If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.

Insects

Ants

  • To avoid ants please where possible keep foods in containers or bags.
  • Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

  • It is advisable to use a repellent especially at night.
  • If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

Fire Safety

  • In the kitchen there is a fire blanket and fire extinguisher.
  • There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine

  • The washing machine is located in the kitchen.
  • Select Rapido wash on the large dial.
  • Press the panel on the right to start the machine.
  • When the wash is finished, remove washing, and close the washing machine door.
  • On completion of laundry service please lock the double doors.

Oven

  • To operate the oven:
    • turn the left hand dial to relevant heating section off the oven.
    • turn the right hand dial to the temperature required..

Dishwasher

  • To operate the dishwasher:-
    • put dishwasher tablet in machine
    • select the eco button
    • Press the start button to the left hand side.

Television

  • The TV has smart TV with Spanish channels.

Terraces ans Roof Terrace

Outside table and  chairs

  • Ensure the chairs are left around the table on departure.
  • The chairs must not be removed from the apartment.
