General Rules

  1. Smoking is NOT allowed in the property.
  2. Pets are not permitted in the property.
  3. Do not use candles, table BBQs, fire pits etc .
  4. Always Turn off the air conditioning  set the alarm and close the front door and all windows when leaving the property.
  5. No daily maid service is provided.
  6. Enjoy your Vacation.

 

Keys

For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.

When leaving your property on day of DEPARTURE please leave the set of keys in the key box outside the front door.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

 

Our complex is a private residential area, and whilst we welcome our holiday guests, we

are not a holiday complex. The following rules are obligatory for all of us and all

occupants, no matter what their status is, and they are required to respect the following

regulations.

The common elements will be used as established in the Horizontal Property Law.

  1. Both property owners and their tenants must do their best not to disturb the tranquillity of

the residential area and must try to avoid creating annoying noise etc. The noise from

radios, televisions and other equipment should be regulated so that it cannot be heard

outside the property from where it is used.

  1. Personal problems between neighbours have to be solved by the neighbours themselves.

The President or any other committee member will only act as mediator if the parties

cannot come to a satisfactory agreement.

  1. Community fees are to be paid according to the agreement approved at the Annual

General Meeting. Please see the minutes to this effect.

  1. Should the owners not pay their community fees, the committee have the right to withdraw

communal facilities and for any debt accumulating to more than one year’s community fee,

the owner will be prevented from letting the property for private profit and legal action

commenced to recover the fees. Any legal costs incurred will be added to the total.

  1. Owners are obliged to maintain their property, house and immediate area in good

condition so that the urbanisation and the rights of other owners are not damaged. Owners

(as well as others using their property) are responsible for any damage they cause.

  1. Dogs are allowed in the community, but not in the communal gardens or pool area. They

should be kept under control and owners should be aware of the annoyance caused to the

community by prolonged barking, at any time, day or night. Any mess should be cleared

up immediately and disposed of appropriately.

  1. No ball games etc that are likely to cause annoyance, accident or damage are permitted in

the communal gardens or pool area.

  1. The drying of laundry at the front of properties, on the lawns or hung on the grills or

balustrades is not permitted. Acceptable manufactured airers designed for that purpose

may be used.

  1. Owners and their guests use the pool at their own risk. A sign erected by the poolside

warns users of the rules. These must be adhered to. See separate sheet on Pool Rules for

more information.

  1. Keep the access gates to the community locked at all times for security reasons.
  2. Any owners wishing to make additions or alterations to the exterior of their property must

follow all 3 steps below before work is started:

a Firstly, obtain agreement from immediate and affected neighbours in writing.

  1. Secondly, submit in writing to the administrators a request for the work (with

appropriate drawings and specifications) to be presented to all the owners at the

next available meeting.

  1. If consent is granted then thirdly owners must apply the relevant planning laws and

obtain licenses from the Town Hall (paying the appropriate licence fees if

necessary).

It is the owners’ responsibility to ensure that their guest/tenants are aware of these rules

– Community and Pool – and that copy of it is exposed or made readily available in the

property.

Community rules and regulations, and the legal framework behind them, can

occasionally seem tiresome and intrusive: However they exist in order to promote the

smooth and orderly running of the community, to ensure that all owners can get

maximum enjoyment from their properties and to protect each owner’s financial stake in

the community.

SWIMMING POOL RULES

  1. The swimming pool will be open from 09:00 to 22:00 during the summer (1st May to 31st

October) and from 09:00 to dusk in winter (1st November to 30th April).

  1. Children under the age of 12 years should NOT be left unaccompanied in the area of the

swimming pool.

  1. Owners and / or their guest will be held responsible for any damage they may cause to the

property, others or themselves.

  1. To maintain appropriate hygiene standard everyone must shower and remove excess sun

oil before entering the pool.

  1. Appropriate bathing suits must be worn at all times. This also includes children and small

babies.

  1. Please use the pool and pool area responsibly, respecting others and their tranquillity by

keeping noise at an appropriate level.

  1. Diving and bombing is NOT permitted.
  2. For health and safety, the use of fragile materials such as glass-ware, crockery etc are NOT

permitted in the pool or pool area. No objects to be thrown into the pool. No food to be

eaten around the pool.

  1. No radio-, DVD- or cassette- players, apart from personal headphone equipment, are

allowed by the pool.

  1. No inflatables of any kind are permitted in the pool, except for children’s’ swimming aids.
  2. To avoid annoyance and / or injury to other pool users, hard-ball and Frisbee games are not

permitted within the pool compound.

  1. Smoking is only permitted in the communal gardens and pool area in the designated

signposted area for smokers and all cigarette waste must be disposed of appropriately.

  1. The use of sun beds / chairs is permitted but must be removed when not in use.
  2. All litter to be removed from the grounds and properly disposed off.
  3. Only owners and their guests may use the pool. Persons renting are not allowed to invite

non-resident guests to use the pool.

  1. Owners and occupants from properties that are in debt with the

community are not allowed to use the community elements (Pools and

Gardens.

 

Rubbish

  • Take all rubbish to the large rubbish containers which are in randomly placed on the roads behind wooden screens.
  • Ensure the rubbish is put into the rubbish containers and not in the actual street.

 

 Airconditioning

 

  • How to operate:
    • Tap on the Start/Stop button.
    • The screen shows the different modes options. Click for which you require.
      • Hot  (Sunshine)
      • Cold  (Snowflake)
    • Use the arrows to select the best temperature.
    • The minimum temperature for Cold recommended is 22º.
    • The maximum temperature for Hot recommended is 26º.
    • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
    • Allow 15 minute for the machine to activate.
    • Please switch off the air conditioning when leaving the property.

 

Electricity

  • In the hallway by the front door is a small cupboard door which contains the fuse box.
  • Electricity is 230 volts
  • If a fuse is blown, try resetting the master fuse.
  • If this does not work: –
    • Put all fuses slowly into the down/off position.
    • Leave for 5 minutes.
    • Turn on the master switch.
    • Turn them all on slowly one by one at a time.
    • If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.

Insects

Ants

  • To avoid ants please where possible keep foods in containers or bags.
  • Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

  • It is advisable to use a repellent especially at night.
  • If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

Fire Safety

  • In the kitchen there is a fire blanket and fire extinguisher.
  • There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine

  • The washing machine is located in the galleria behind the kitchen door.
  • Select Rapido wash on the large dial.
  • Press the panel on the right to start the machine.
  • When the wash is finished, remove washing, and close the washing machine door.
  • On completion of laundry service please lock the double doors.

Oven

  • To operate the oven:
    • turn the left hand dial to relevant heating section off the oven.
    • turn the right hand dial to the temperature required..

Television

  • The TV is a Smart TV .

Terraces and Roof Solarium

Table and  chairs

  • Ensure the chairs are left around the table on departure.
  • The chairs must not be removed from the property.
