General Rules
- Smoking is NOT allowed in the property.
- Pets are not permitted in the property.
- Do not use candles, table BBQs, fire pits etc .
- Always Turn off the air conditioning set the alarm and close the front door and all windows when leaving the property.
- No daily maid service is provided.
- Enjoy your Vacation.
Keys
For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, and all doors are closed.
When leaving your property on day of DEPARTURE please leave the set of keys on the table. If there are 2 of you staying in the apartment one person will been to stand by the communal gate to keep it open, whilst the other drops the keys back.
Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.
Communal areas / pool rules
- a) Swimming pools, Jacuzzis and landscaped pool area:
The use of swimming pools and jacuzzis shall be in accordance with the following opening hours:
ü High Season: 1 June to 30 October
Timetable from 8h to 22h – heated swimming pool Timetable from 11h to 21h – all swimming pools and jacuzzis.
ü Low Season: January until May and November-December
Timetable from 8h to 19h – heated swimming pool Timetable from 8h to 19h – jacuzzis only.
*NOTE: the heated swimming pool will only be on between 16 October and 31 May.
However, the hot tubs will remain heated all year round.
The rules for the use of the swimming pool, Jacuzzi and garden area are as follows:
ü Showering before bathing is compulsory.
ü The use of mats inside the pool is not allowed.
ü Ball games in the water and in the garden area of the swimming pool are forbidden.
ü Pets are not allowed in the pool and garden area, not even on a leash.
ü Eating and drinking is only allowed in the pool and garden areas delimited as
“chill out space”.
ü Drinking water, in plastic bottles and cups, is permitted throughout the pool area.
ü Glasses and glass containers are not allowed in all pool and chill out areas.
ü Children under 10 years of age must be under adult supervision (+18).
ü For safety reasons, it is forbidden to dive headfirst into the pools.
ü Playing and splashing water is not allowed in the wet bar area of the bar, between the two access bridges to the chill out area.
ü People with long hair must wear it tied back to use the pool.
ü Mandatory use of water nappies for babies, which must be changed at regular intervals.
ü Children under the age of 10 are not allowed to use the jacuzzi, even when accompanied by an adult.
ü Children between the ages of 10 and 14 may use the jacuzzi under the supervision of an adult.
ü Free access to the jacuzzi from 14 years old.
ü The maximum time of continuous use of the jacuzzi is 15 minutes.
ü Barbecues are not allowed in the communal areas of the entire residential complex.
ü Sunbeds can only be reserved if they are to be used at that time.
ü It is not allowed to leave towels on the grass/green area if they are not going to be used at that moment.
ü Smoking is not allowed in any of the residential areas, with the exception of the chill out area.
ü is forbidden to place umbrellas and sun loungers on the lawn, in order to prevent damage to the lawn.
ü The use of hammocks is limited to 4 units per dwelling and only for persons over 16 years of age.
ü Parasols may not be open on windy days, to avoid damage to the umbrellas.
- b) Chill Out.
ü The opening and closing times of the chill out will be displayed in a visible area and will be determined by the season.
ü The furniture located in the chill out area can be used without being obliged to consume chill out products. However, it is not permitted to consume products not purchased in the chill out area.
ü Eating and drinking is only allowed in the pool and garden areas delimited as
“chill out space”.
ü Glasses and glass containers are not allowed in the entire pool and chill out area.
ü It is the responsibility of each user to leave the area clean of glasses or other utensils that have been used.
ü During the opening hours of the chill out, ambient music may be played as long as it does not exceed a moderate volume limit.
- c) Gymnasium.
ü Opening hours are from 06:00h to 23:00h, all year round.
ü Children under the age of 10 are not allowed to use the gymnasium, even when accompanied by an adult.
ü Children between 10 and 14 years of age may have access to the gymnasium, always accompanied by an adult.
ü Free access to the gymnasium is open to all persons aged 14 and over.
ü Eating and drinking is prohibited in the gym. Only water and/or isotonic drinks are allowed, and always in plastic bottles.
ü For hygienic reasons, access to the gym is not permitted without a T-shirt or open shoes.
ü While using the machines, always use a towel.
ü No items of furniture, machinery, equipment, etc. may be removed from the room.
ü Once you have left the gymnasium, everything must be tidied up, leaving the room perfect condition.
- d) Sauna, changing rooms and
ü The opening hours of the changing rooms and showers are from 06:00h to 23:00h, all year round.
ü The opening hours of the sauna are from 09:00h to 22:00h, from 1 November to 30 April.
ü The organisation of the use of the sauna, throughout its opening hours, will be subject to a reservation system deposited at the concierge’s office. To make use of the sauna, please contact the Residence Hall Manager on the telephone number provided.
ü Children under the age of 14 are not allowed to use the sauna, even if accompanied by an adult.
ü Free access to the sauna is open to all persons aged 14 and over.
ü There is a changing room for men and a changing room for women, but the sauna is for mixed use.
ü No items of furniture, machinery, equipment, etc. may be removed from the room.
- e) Buildings, Dwellings and Common Areas
ü The use of identification wristbands is compulsory in all residential areas.
ü Any damage caused to any communal element, the cost of repair shall be charged to the owner of the flat.
ü Security guards may ask misbehaving persons to leave the area after they have been warned several times.
ü Children under 12 years of age may not use the lift unless accompanied by an adult.
ü It is not permitted to leave items such as shoes, bicycles, scooters or beach in corridors, stairways and common areas.
ü No sale or rental signs may be placed on the balconies of dwellings.
ü Clothes and towels must be laid out indoors, or on the veranda, but never on the terrace railings.
ü Smoking is not permitted in any part of the residence, inside the buildings or in the lifts.
ü Always make sure that the front door is closed when entering or leaving the building and the residence.
ü Between 12:00 midnight and 8:00 a.m., silence shall be maintained in dwellings and on terraces.
ü Combustion barbecues (wood, charcoal) are not permitted on any of the terraces of the dwellings, with the exception of the solariums. Gas barbecues are prohibited in all cases, however, the use of electric barbecues is permitted.
ü The use of drones, or any other remote control devices, is not permitted in the entire residential area.
- f) Dogs and
ü Owners or tenants with dogs must keep them on a leash at all times throughout the residence, without exception.
ü It is strictly forbidden for guide dogs to enter the pool area and the chill out area, with the exception of guide dogs.
ü Those dogs belonging to any of the breeds stipulated as
“potentially dangerous” dogs shall also be muzzled at all times.
ü It is not allowed to feed stray animals or animals that do not belong to you.
ü Please make sure that your pets do not pee and poop in common areas.
- g) Basement.
ü Parking spaces are private property. Do not park your vehicle in someone else’s parking space.
ü It is not permitted to park outside the area delimited by the lines marked on the ground.
ü Always make sure that the outside garage door is closed when entering or leaving the garage with the vehicle.
ü Smoking is not allowed in the entire garage and in the lifts.
ü Do not empty your vehicle’s ashtray on the garage floor, or throw paper or other waste on the floor, please use the litter bins.
ü Vehicle maintenance work, such as oil changes, is not permitted inside the basement.
Airconditioning
- The airconditioning has ducted system.
- How to operate:
- Tap on the Start/Stop button.
- The screen shows the different modes options. Click for which you require.
- Hot (Sunshine)
- Cold (Snowflake)
- Use the arrows to select the best temperature.
- The minimum temperature for Cold recommended is 23º.
- The maximum temperature for Hot recommended is 26º.
- Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
- Allow 15 minute for the machine to activate.
- Please switch off the air conditioning when leaving the property.
- The screen shows the different modes options. Click for which you require.
Electricity
- In the hallway by the front door is a small cupboard door which contains the fuse box.
- Electricity is 230 volts
- If a fuse is blown, try resetting the master fuse.
- If this does not work: –
- Put all fuses slowly into the down/off position.
- Leave for 5 minutes.
- Turn on the master switch.
- Turn them all on slowly one by one at a time.
- If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.
Insects
Ants
- To avoid ants please where possible keep foods in containers or bags.
- Empty rubbish bins nightly to prevent any unwanted ants in your property
Mosquitos
- It is advisable to use a repellent especially at night.
- If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.
Fire Safety
- In the kitchen there is a fire blanket and fire extinguisher.
- There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.
Washing Machine
- The washing machine is located in the outside area by the dining table.
- Select Rapido wash on the large dial.
- Press the panel on the right to start the machine.
- When the wash is finished, remove washing, and close the washing machine door.
- On completion of laundry service please lock the double doors.
Oven
- To operate the oven:
- turn the left hand dial to relevant heating section off the oven.
- turn the right hand dial to the temperature required..
Dishwasher
- To operate the dishwasher:-
- put dishwasher tablet in machine
- select the eco button
- Press the start button to the left hand side.
.Television
- The TV has smart TV with Spanish channels.
Terraces
Outside table and chairs
- Ensure the chairs are left around the table on departure.
- The chairs must not be removed from the apartment.
