General Rules

  1. Smoking is NOT allowed in the property.
  2. Pets are not permitted in the property.
  3. Do not use candles, table BBQs, fire pits etc .
  4. Always Turn off the air conditioning  set the alarm and close the front door and all windows when leaving the property.
  5. No daily maid service is provided.
  6. Enjoy your Vacation.

 

Keys

For your own comfort and peace of mind please ensure that when leaving your villa that all windows are closed, shutters are left down, grills locked and all doors are closed.

When leaving your property on day of DEPARTURE please leave the set of keys on the dining table and close the front door behind you.

Any keys lost would result in you being charged for having a new set of keys cut and any necessary call out fees.

 

 

Swimming Pool and Community Rules 

 

 1. It is the duty of all owners and residents to adhere to and enforce this constitution in order that all of us can live in a quiet, peaceful and safe urbanisation environment without conflict or pain.
2. As a residential urbanisation it has to be remembered that some residents work for a living.

In recognition of this, NOISE whether it be music, loud shouting, car or any other noise must be kept to a minimum between the hours of 12 midnight and 8:00 am and consideration should be shown to others at all times.

The volume from radios, televisions and other audio equipment should be regulated so that they cannot be heard from outside of the house where they are being used.
3. Dog owners are responsible for cleaning up after their animals.

Dogs to be kept on a lead at all times and muzzle’s worn if dog is on the dangerous dogs list.
4. It is the responsibility of all owners to dispose of their rubbish only in the authorized bins.

Any FLYTIPPING will incur a penalty of 50 Euros. It is not allowed to leave any rubbish bags in the Tulipan staircases.
5. Cars and all other vehicles must only be parked in authorized parking areas (either a marked parking space or off road on your own property). This is to keep the road clear for emergency vehicles and also to avoid blocked roads. Offenders’ vehicles will be removed at the owners’ cost and risk
6. When renting out your property you must provide a copy of this constitution and pool rules to your renter and guests so that they are in no doubt as to what is and what is not acceptable behaviour on this urbanization. Copies should be left in a prominent position inside the property.
7. Rules for the pool will be presented separately. In the interest of safety and hygiene must be adhered to. Anyone failing to do so will be reported to the local police who will be asked to remove them.
8. The President, Vice-President and Committee members of the urbanisation are working to provide a safe, quiet and peaceful environment for us all to live in.

When asked by one of these to stop doing something or when asked for help by one of them, it is your duty to do so. They do not deserve to be abused or assaulted.

Anyone doing so will be prosecuted by the urbanisation.
9. Graffiti and vandalism will not be accepted. Prosecution is guaranteed.
10. No signs, placards or advertising boards other than “For Sale” or “For Rent” boards will be erected anywhere on the urbanisation and all signs must be approved by the President or the Vice-President. No property shall be used as a primary place of business and no business shall be carried out in the streets or open spaces of the urbanisation.
11. Awnings and blinds must be in keeping with the general colour scheme of the urbanisation (gold, yellow and white). In case you want to use other colours, permission must be obtained from the committee pre installation.
12. No washing lines, rotary dryers and retractable dryers to be seen to the front of the properties. Washing must never be hung over balustrades, this includes both bedroom and solarium balconies.

 

  No property owner shall change the colour, shape or general appearance of their property in any way whatsoever without the prior agreement of the President and Vice-President.  
    No changes may be implemented that may be in contravention of local and national law and in all cases the correct planning permission must be obtained from the committee for R3 prior to any works being started.

Any breach of this rule will result in the property being returned to its original condition (at the full cost of the owner) by the urbanisation. Owners may appeal against any decision made on this issue at a general meeting. To overturn the ruling of the President and Vice-President a unanimous vote must be obtained at the meeting. Failure to obtain unanimity will result in the STATUS QUO being maintained.
    Anti-social behaviour, no matter what kind, will not be tolerated. Our common aim is to improve our environment and the value of our properties. Any action by owners which denigrates this aim will be deemed against the common good and will be dealt with accordingly.  
    PLEASE NOTE that the community does have the power to sell your property if you do not pay your community charge.  
  In all cases names and addresses of all debtors will be posted on all community notice boards and use of the pool will be denied.  
    No amendment will be made to this constitution without a unanimous vote and in any event no amendment shall be made which is contrary to all relevant Spanish laws or which may render the constitution illegal in any way whatsoever. Should laws change or for any other reason this constitution is deemed to be outside the law, the President and Vice-President will have the duty to reframe and implement the amendments necessary to bring the constitution back to legality.  
    It has been agreed that there must be at least three members of the Committee to form a quorum at each and every formal Committee Meeting.  
    Any Committee member who misses 6 meetings, in a 12 month period will be asked to stand down and a new member will have to be re-elected at the next annual general meeting.;  
    The height of trees and hedges to all garden boundaries should be no more that 2 meters high.  
    Community boundary walls surrounding properties cannot be built higher than 1.9m, this will consist of 1.2m of solid block work and 700mm of balustrades.  
    It is not allowed to carry out any external works to the property without having asked the committee for permission.

 

URBANISATION PLAYA GOLF II, R 5

POOL RULES

1.     The opening hours for the pool are from 9 a.m. to 9 p.m. in summer and from 9 a.m. to 5 p.m. in winter. Please note that the cleaning and maintenance has to be done when possible, when the pool is closed, but that it might be necessary to close the pool at other times if this is not possible.

 

1.     You have to shower before using the pool.

 

1.     It is not allowed to use items such as lilos, mattresses etc in the pool and the pool area. It is only allowed with swimming aid for children.

 

1.     It is not allowed with ball games in or around the pool.

 

1.     It is not allowed with food or alcoholic drinks in the pool area.

 

1.     It is not allowed to bring items of glass to the pool area.

 

1.     It is not allowed with bicycles in the pool area.

 

1.     It is not allowed to jump into the pool.

 

1.     It is not allowed to play in the pool or pool area.

 

1.     Nude or topless sunbathing is not allowed in the pool.

 

1.     Children up to 12 years must be supervised by an responsible adult.

 

1.     In case the pool is contaminated (i.e. blood, excrements etc) the pool will be drained, cleaned and refilled. The expenses for this will be paid by the responsible person or persons. The pool will be closed. A member of the committee has to be informed.

 

1.     It is not allowed to bring dogs to the pool area. If dogs are found in the pool area the owner will get a fine of 50 €. If a dog enters the pool, the pool has to be closed, drained, cleaned and refilled; the owner of the dog is responsible for the expenses.

 

1.     As in the rest of the urbanisation, antisocial behaviour will not be accepted in the pool area and the persons might have to leave the pool area and the urbanisation for 48 hours.

 

IF NECESSARY WE WILL CALL THE POLICE.

1.     These rules are based on Spanish Law and the special requirements for Playa Golf II, R 5.

 

1.     The property owners, tenants and/or guests are responsible for how they use the pool.

 

  

Rubbish

  • Take all rubbish to the large rubbish containers which are in randomly placed on the roads.
  • Ensure the rubbish is put into the rubbish containers and not in the actual street.

 

 

 

 Airconditioning

  • How to operate:

There are independent units in each room with a remote control for each unit.

  • Tap on the Start/Stop button.
  • The screen shows the different modes options. Click for which you require.
    • Hot  (Sunshine)
    • Cold  (Snowflake)
  • Use the arrows to select the best temperature.
  • The minimum temperature for Cold recommended is 23º.
  • The maximum temperature for Hot recommended is 26º.
  • Windows and doors MUST be closed to achieve the best results from the air conditioning machine.
  • Allow 15 minute for the machine to activate.
  • Please switch off the air conditioning when leaving the property.

 

 

Electricity

  • In the hallway by the front door is a small cupboard door which contains the fuse box.
  • Electricity is 230 volts
  • If a fuse is blown, try resetting the master fuse.
  • If this does not work: –
    • Put all fuses slowly into the down/off position.
    • Leave for 5 minutes.
    • Turn on the master switch.
    • Turn them all on slowly one by one at a time.
    • If an individual fuse blows the main circuit, leave switched off and notify the emergency number 0034 666290575.

Insects

Ants

  • To avoid ants please where possible keep foods in containers or bags.
  • Empty rubbish bins nightly to prevent any unwanted ants in your property

Mosquitos

  • It is advisable to use a repellent especially at night.
  • If you require the windows open at night due to the heat. Please ensure that you have the shutters down as this will allow the air to circulate and keep the room at a comfortable temperature whilst keeping the Mosquitos at bay.

Fire Safety

  • In the kitchen there is a fire blanket and fire extinguisher.
  • There is a smoke detector on the ceiling near the kitchen area. If there is a constant beeping. Please call the office on 0034 965290575 (Monday to Friday 09:30 to 16:00) to arrange for the battery to be changed.

 Washing Machine

  • The washing machine is located in the kitchen.
  • Select Rapido wash on the large dial.
  • Press the panel on the right to start the machine.
  • When the wash is finished, remove washing, and close the washing machine door.
  • On completion of laundry service please lock the double doors.

Oven

  • To operate the oven:
    • turn the left hand dial to relevant heating section off the oven.
    • turn the right hand dial to the temperature required..

  • The Smart TV has  Spanish channels

 

Terraces

Glass table and  chairs

  • Ensure the chairs are left around the table on departure.
  • The chairs must not be removed from the apartment.
